To shorten an absurdly almost 2-year-long story: the agents at the 99Home Sutton agency are some of the very worst I ever had the misfortune of dealing with! No one there cares at all about the tenants, they will delay urgent processes for no reason whatsoever, will never respect the deadlines they give you, will cost tenants hundreds of pounds unnecessarily, will never do their job, will be very disrespectful, WILL DO ILLEGAL THINGS (like not protecting your deposit on your second tenancy, and sending various people to your house without prior legal notice), and will ultimately COST YOUR LANDLORD OVER £16000 due to their negligence, ineptitude, will to be paid to do absolutely nothing, and disregard for tenants' rights. Oh, and let' s not forget: they will suddenly render your perspective new housemate homeless - costing them thousands of pounds - from one day to the next by blackmailing both you and them with insane requests and legal action (even though you' ve done absolutely nothing wrong), going back completely on the previously agreed terms. The aforementioned legal action that they will have the landlord take, and that said landlord will lose, as it happened to my now-former landlord. WORST AGENTS EVER! DO NOT TRUST THEM FOR A SECOND! However, we feel it is important to clarify a few points regarding the situation. As you mentioned, the property in question was shared by yourself, your boyfriend, and a relative. Unfortunately, due to issues/disputes between you and your boyfriend, the other relative left the property, leaving you as the sole occupant. If this wasn't the case, you would not be writing this review. Despite this, the full rent was not being paid, and as a result, the landlord suffered a significant financial loss. It is also important to note that the property is not an HMO (House in Multiple Occupations), and your actions effectively attempted to convert it into one. Due to this, we had no choice but to pursue legal action to regain possession of the property and rent it to a family. While we understand that rental arrangements can sometimes be complex, it is important to note that any actions taken were in line with our obligations to the landlord. We aim to act fairly and professionally towards both tenants and landlords, and we regret that you feel this was not the case.
