Appalling service DO NOT USE Appalling service and no way near an acceptable service. This company has allowed tenants to remain in the property for over 12 months without paying rent! They have done nothing about seeking a possession order and have just allowed the tenants to live there unchallenged. ABC Lettings and Bradley, the member of staff who claims to be dealing with this, I have asked on numerous occasions for weeks, to see copies of the paperwork that they have commenced court proceedings as they have assured me this has been started. They do not respond to emails or phone calls, I sometimes ring daily and no response to my phone calls. I have turned up at their offices and seen another senior manager, who also assured me that someone will get back to me but no one never does. Sadly, I am now possibly going to end up losing my flat as a result of poor management, poor communication and the non-collection of rent. There are professional Letting Agents around, these are not them these behave like cowboys!.

6 Sept 2024Dear Joan, Thank you for your review and we are sorry that you feel this way under these difficult circumstances. For clarity I want to explain our position on this matter. The tenant took possession of the property in March 2022, they paid 6 months rent in advance, over the last 12 months there have been delays by the tenant in paying and rent arrears began to accrue. We commenced eviction proceedings against the tenant and we instructed a local solicitor to assist us, as it stands we are waiting for the Court to draw up the Order of Possession so that we can instruct the Bailiff to evict the tenant, sadly evicting tenants can take 12-24 months+ due to Court delays, the solicitor and us are chasing the Court on a regular basis. You mention that you have not received a copies of the Court paperwork however they were sent to you on 9/5/24, 13/5/24, 15/5/24 & 24/5/24, I will send you copies of these emails. You are welcome to come and meet me in the office by appointment so that I can give you copies by hand and discuss the status of eviction. We have asked the solicitor to make a separate claim against the tenant for the rent arrears, again this takes time and we need vacant possession so that we can tally up the exact level of arrears + costs to make a valid claim. We understand that this is a difficult position but the tenant is liable to pay the rent as per their contract, we can only try to assist if a problem arises and we have actioned everything we can in relation to this matter. 6 Sept 2024This seems to be the only way i get a response. I have repeatedly asked for the court papers you said were sent three times to me. If you had checked you would have seen nothing is attached. I was assured by yourselves that you were holding deposits as security and if needed you could the rent was paid. I have asked for them to be given notice to leave in November last year. I have repeatedly turned up at your office asking to see paperwork, but todate i have not seen any proof that you have applied for an eviction order. I have taken legal advice and i have been informed that it would not under any circumstances take over 9 months to serve an eviction order. You carried out the vetting on these tenants. Common sense tells me that you issue a bill with the outstanding payments and a final bill when the flat is empty. I would like to see copies of the correspondence from the courts. As you claim to have sent them on 3 occasions, via email. I have suggested using royal mail and you still haven't done that. I await copies of the court correspondence and a copy of the tenants rent agreement.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
