I had a bit of a bumpy ride as there were several changes in the agent handling my case - there were definitely extenuating circumstances for those changes so I can't begrudge that, but I did feel left in the dark as I wasn't told when my agent had changed, changed back, then changed again. I was told about the changes only when I chased questions and deadlines, plus the uncertainty and delay in hearing back made it difficult to schedule for surveys and quotes I needed. I got ghosted by some contractors when I was unable to confirm appointment times due to the breakdown in comms through Spencer Harvey to the seller at this point in the purchase. THE BIG UPSIDE was the way Spencer Harvey pulled through to exchange four working days and complete just two working days before my mortgage application expiry date. The delay at this point was not with Spencer Harvey as Richard and Andrew made calls, chased info, and relayed it all back to me in a really honest and clear fashion. If I did this again, I would call and call much more often to make sure any updates made it through to me, and I do think there was circumstances beyond SH's control with changing agents which is why I only took off one star. They came through when it counted and ultimately sent me into my first home!

Lost Keys
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Early Termination
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
