Used cheap tactics to rush you through the holding deposit process which was completed through a dodgy online form which had been "disabled". After paying a holding deposit, they did not take the room off the market and claimed landlord wanted £10 extra a week. When I then refused this as it was not the agreement and asked for my holding deposit back, they refused though they had changed the agreement. When I used their own terms against them they backtracked saying instead that the landlord went back to accepting the initial 230 pw (all in the space of a few minutes). Awful attempt at skimming some more off a tenant and laughably poor agency.

On multiple occasions, it was explained to you that the holding fee was not refundable as you failed your commitments and did not take the relevant steps to enter into a tenancy agreement with us. The terms and conditions by which a holding fee is not refundable were clearly mentioned in the holding deposit form, which you signed, and abide by the regulations in the government Tenant Fees Act.
