If zero stars was available that is what they deserve. I have been working as a property developer for a while and i honestly have to say that this company is full of deceipt and corruption. I was sold a property in Chandos Parade by ABC and told incorrect info around the service charges. they are managing the block where i purchased. Service charge has risen to almost £3500 a year for a small 1 bed flat making the flat impossible to sell. They use their own contractors who clearly over charge. When asked for associated invoices i get no response from. ABC refuse to let us join the RTM company as this block is clearly as cash cow for them where they are making huge sums of money at the expense of the owners. DO NOT GET INVOLVED WITH ABC....They are RUDE and always unwilling to help. Never have a come across a company that manage a block as poorly as they do!!! I am happy to share full details if required.

23 Dec 2020Dear Parag, I am sorry you feel like that but your comments & frustrations are misplaced. The service charges have risen this year substantially because we need to renew the roof which is leaking into flat 11. Sadly this roof is not covered by the NHBC warranty because flat 11 was built by the developer at a later date as an addition to the block, after the original policy was taken out. The building insurance wont cover it either as the policy doesn’t cover “maintenance” works. Sadly the lessees have to pay via the service charge account. When we did the s20 Consultation you didn’t nominate a contractor to quote. The only lessee to nominate a contractor was Barry in flat 6 who is in the industry – his contractor’s quote was almost double the quote we got from our nominated contractor. A further item of major works in this years budget that was requested by you and the other lessees is to rebuild the drains as the continuously get blocked. We have repeatedly advised that you need to stop putting wet wipes down the loo and the drains would then be fine, - but rather than cease to put wet wipes down the loo you asked us to rebuild the drains. Whilst you have suggested we should pursue an insurance claim as well as the developer to cover the costs of this work sadly “putting wet wipes down the loo” is not an insurable risk and the costs of these works would need to be paid for by the lessees via the service charge account. We have regularly asked all of the lessees to feel free to nominate alternative contractors for any item of expenditure in the block if you think you can get the work done cheaper, but neither you nor any of the lessees have ever nominated an alternative contractor who can do the work at a lower cost. The offer remains open.
