we were due to take up a rental agreement with rocket for the above property on the 1/3/19 but due to a problem that i am not allowed to disclose here have had to pull out of the deal. we paid rocket £894.50 on the 14/1/19 as per their paperwork requested to begin the credit check we notified rocket on the 4/2/19 that we will not be able to complete and explained to them why. the previous tenant is due to vacate the above property on the 18/2/19 and the property was said to be available to rent from the 24/2/19 and we were due to take it on from the 1/3/19. now the date is 8/2/19 and yesterday we manage to make contact with rockets rep after quite a few attempts to ask about the bond and have now been told that we are only entitled to expect them to return £99.00 to us even though we have not signed a tenancy agreement . i will leave you to decide if this is good practice or not i have only dealt in facts here and i have not just had a rant because i am out of pocket but maybe the governments new rules are well due

11 Feb 2019We held the property in good faith for you, as did the landlord. We did all the work to take you up to moving in. The landlord now needs to find another tenant and will be out of pocket while we begin the process again. You had a very through holding deed that clearly stated that if you pulled out, you would lose any monies you had paid so far. I do appreciate that no one likes to feel they have lost money, but the landlord has a mortgage to pay and held the property for one month in good faith and we as an agent incurred our own costs and through no fault of our own should be recompensed. Below is part of the holding deed for clarification. 6. The Applicant confirms that if any agreed tenancy does not commence on the date agreed and shown on the signed tenancy agreement for the Premises through no fault of the Landlord, the Applicant fails the referencing process, or the Applicant withdraws prior to signing a tenancy agreement that the Applicant will compensate the Agent by paying the full amount of the Holding Deposit and application fees.

26 Mar 2019Many thank for sending confirmation of your complaints procedure However I sent my second stage reply to Your office manager ms hayley pugh at Email address omitted.com on the 1/3/19 and to this date 26/3/19 i have received no response or reply eventhough your own due dates for this have now expired. What use is stage 3 to me which has to be sent to bill rockett himself when his office manager does not even follow your own protocols to respond to my complaint so roll on stage 4. Just to recap You have kept 100% of the money that we in trusted to you and you have offered to return only 12% of it You expect us to pay for your costs which include 3 visits to the property in question for a viewing which did not happen until the 3rd visit due to your agent being unable to get through the front door even with the keys. And finally as the property has now been let and you will have obtained another set of fees but still no communication or offer of any money to be returned

27 Mar 2019Dear Sir. As discussed with you, we ran everything past the property ombudsman and they were completely satisfied with the holding deed terms and our compensation for work we did on your behalf. As I said before, please do call the property ombudsman for clarification.
