We are a busy, working family who rented this property for three years prior to purchasing our first home nearby. Overall, a chastening experience; one where we were left with the strong impression, in my opinion, that the agent has no real interest in tenants, only in serving their own interests and protecting those of the landlord. The process of returning the deposit seemed unnecessarily drawn out, leaving us without funds longer than necessary. In our view, the landlord dragged his heels with not returning or adequately addressing the deposit situation in the run up to Christmas and we believe the vacate team failed to adequately take control of the situation. The landlord/agent finally clarified his position over a month after check-out, in the sense of reasonable financial breakdown information given to us on what exactly he wished to claim for 'dilapidations'. Although there was no great detail in the breakdown provided in the specifics sent to us, I had to request a copy of the check out report before seeing this and didn't sign it. Around this point in the process, I asked whether the non-disputed amount could be returned and the possibility of the disputed amount resolved by arbitration. But this was not followed up as far as I can see, or in any event not explored or the possibilities of/outcome not fed back to us. Had it been clarified that it was an option for us, this was something we would more than likely have taken, leaving the landlords claim to be resolved elsewhere. Following our counter offer (providing far more information and rationale than we had seen to date in the landlord's position), he held the deposit over the Christmas/New Year period before offering a 'middle ground' figure â albeit far closer to his original figure â which we accepted on the basis that a critical, family situation arose just after Christmas meaning we now have other priorities in the months and perhaps years ahead. A significant amount (about 30%) was deducted, which alongside agents 'check out fee' and our own contribution of £125 to get the downstairs carpets professionally cleaned represented an overall cost of nearly £500 to simply move-on; a very large amount for a working couple and family who overall took good care of the home, fair wear and tear excepted, and acted in good faith. This reduced figure was finally credited to my account not too far off two calendar months following our move-out date. Whether or not the timescales involved are considered 'normal' or within policies, I don't know. But, in our view, it wasn't reasonable, respectful or acceptable. Put simply, we would normally have sought further arbitration over the deposit or pursued complaints â however, given we have other priorities (and believe the complaints process to be futile) now we must be content to move-on to more important things and advise others how to avoid a similar experience to ours.

We try extremely hard to ensure the service we provide and the systems we have in place make it an easier experience. Having taken some time to look at the file I can see that the festive period did slightly affect a couple of the points you mention but we generally look at these situations and use them to see how we can improve, which is what we will do in this instance. I'm sure you appreciate we must take our clients instructions and then relay them on to you and where there are dilapidation this extends the time it takes to return the deposit as we have to carry out research into what is a fair amount to deduct. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
