Mr Heffron, I am surprised as to the tone of this review as emails from yourself to my colleagues where of a different nature and even noted appreciation of help given to you by the office. The property was cleaned as per your instructions. Photographs I believe we're sent to yourself. If you would like I can resend them or can upload to this site to show comparison. We were unaware of the tenants intention to leave the property. He appeared at the office and handed his keys over. We requested him to attend with us to inspect the property but he was not willing..unfortunately we cannot force a tenant to attend move out inspections, especially when no prior notice has been provided. All tenants including the most recent where approved by yourself before move in. I can accept that this tenancy did not run smoothly but as per email updates to you, we were quick and effective to visit the property when issues arouse regarding rent and complaints from neighbours. We have managed property for over 10 years in the east end of Glasgow and I amongst other colleagues have been with the company for over 6 years. You can see the photographs and also are fully aware of this property hence the reason for the points raised in the review. I have been professional and friendly with your office staff as you have noted. It is not their fault your management system is a failure. The cleaning paid for was to be a deep clean yet on inspection after the cleaning there was still dirt, drug syringes and items to be removed so I did not receive the cleaning service expected to my instructions. The tenant in question, contacted you more than two weeks after handing back the keys requesting to return to the property to retrieve his belongings. I advised you that some of his belongings were not removed during your so called deep clean and you shrugged your shoulders, gave me the brush off saying it's nothing to do with you anymore and it was up to me as he was my tenant which was incorrect, he was your tenant that you placed in my property. You should have taken your tenant then to have him remove the last of his belongings to at least make an attempt to correct the failure in managing this property before the tenant left initially. This shows poor management again where you do not have any procedure in place in how to deal with tenants who leave the tenancy and items behind. You should at least advise the tenant at time of handing back the keys any items will be removed if they do not do so on the day of handing keys back instead of telling them two weeks later to contact the landlords new Agents. I even had the keys returned to you to close this matter but you did not show any interest or responsibility in resolving the problem caused by 24/7. No tenants were ever approved by myself so do not make false statements. You are the letting agents, you are the ones who are supposed to vet potential tenants and monitor during regular inspections, again this was clearly not happening. During each tenancy we will ensure the property is maintained to their original standard with regular management inspections" this is from your website – sounds good but in reality 24/7 do not ensure the properties are maintained. To not visit your tenants in the properties and regularly inspect the properties trusted with you is the biggest failing of all. You also never e-mailed me about any issues re rent or neighbor complaints so again do not make false statements. Regards.

To Jims message - thanks for your reply but sorry to see you've been stung by 24/7 too. Best to put your review on so others can see what you've also had to deal with. My new agent is 1-2 let glasgow. The folks there are brilliant in sorting out the mess from 24/7....first class in getting the documents / keys etc off 24/7 and setting up new tenants. I'm finding 1-2 Let to be easy to contact, know their stuff and helpful.... a really good management service all round as said, wish i found them sooner and recommend you give them a shout. Joanna and leslie are the contacts and have been easy to deal with and leave you to sit back with no worries...All the best Jim and hope you get your property well managed and looked after.......Gary
