I am an experienced tenant so was fairly stunned by the rudeness of Debbie Ellis on most interactions. She carries out her mid term inspections as if they are end of tenancy inspections which is contrary to ARLAs Code of Conduct, indeed I do believe there is another member of staff who is similar in this respect. She is hostile and argumentative towards tenants at every opportunity. I have had a number of issues with the property which the agency tend to be slack in arranging repairs/maintenance and yet express no apology when I have had to persist with reminders. I have had issues of mis-communications when dealing with appointed tradesmen and some have produced fairly substandard work - something for potential landlords to consider. I am well aware that my landlord has concerns over their efficiency too, although they are politer to him. It would be possible to change agencies - ha! but better the devil you know. That said there are staff within the office and management who are friendly, professional and pleasant to deal with, and are everything a letting agency should be, they are sadly let down by the others. For an experienced renter who knows their rights and is prepared for rudeness, indifference and inefficiency then by all means this agency is no better or worse than others. Although do watch out for the fairly high admin fees, not all agencies and obviously private landlords do this. For the first timer be warned to read up on your rights and to stand your ground. They appear to be so focused on keeping the property owners happy that they forget the crucial role and needs of the tenant. You know GR, some us tenants are nice people, we care about the property we pay a lot of money to live in, and we deserve a little respect!
What agent could do to change your mind?
To be friendlier, apologetic when mistakes occur, to follow the ARLA Codes of Conduct when carrying out mid term inspections.
