Worst people I have ever had the displeasure of dealing with. Incorrectly charged for a period where we didn’t own the property due to a solicitors mistake. Refused to accept all the proof we provided, promised to put the account on hold with credit control to prevent payment collection letters being received and yet had two come through with charges added in the meantime. Treated me with zero respect and took weeks to respond to emails.

This company is sub-par at best. Charging £2200/year for services not being received? repeatedly increased their fees. I’ve tried to contact them on numerous occasions but they repeatedly fail to get back to me. Not good enough!

oh boy oh boy, this is a long story, unfortunately we went into this award contract with HML and since then all what we have is problem (we meaning the whole estate). HLM is only after money, yes from time to time they cut the grass but to get them to make any repairs - it will be take at least half of the year. there is always the same excuse - no money. what the hell? I have paid upfront (as I was forced by signing the agreement to buy the house), and they did not do a single thing to keep the estate looking fine (well they cut the grass like three times in a year). after pointing out the are as they misses to maintain we were told that we are to pay first. (tax system). so we had the residents meeting and after 2 hours of listing to "I promise you" John Ryan, the conclusion was we have to pay no matter what otherwise we will be summoned to court and the HLM's part of the deal may be looked at - this happened in July 2013, still no reply from HLM maybe with the exception of £150 added to my bill for extremely expensive admin charges. NEVER GET INVOLVED WITH HLM!
What agent could do to change your mind?
the best would be to do the job it is paid for, stop threatening people with £150 rising to £300 admin cost for disputing service charges for job that have not been done. start contacting people and be honest

I would like to offer an honest review, as I wish I had researched them early on and I hope this helps someone in the future. I rented through them. At initial approach I was explicit in my expectations of a flat, which were very clear and simple, and I kept written evidence of all discussions prior signing the contract.
Few months down the line, they decided to evict me at a very short notice based on the idea that I have violated the contract, even though I had disclosed all necessary information in writing to them prior to signing anything. They admitted their mistake, citing "misunderstanding and miscommunication" on their side, yet required me to keep paying rent until the end of contract PLUS two additional months on top, claiming that this is "notice period" for moving out from my side?! Mind you, THEY required me to move out ASAP.
They don't offer any explanations whatsoever and no support in terms of information. In addition, they deal with several other agencies which they involve in the contract, so when there is a need to figure out who communicated with whom and whose fault it was that they did not do their work properly, essentially no one is held accountable.
I would strongly recommend avoiding this agency or at the very least, thoroughly requiring them to put everything in email and holding them accountable by law.

Outstanding invoice unpaid for £300. Any trades thinking of working for this company think again. Rebecca from Hull has informed me they now longer manage the property so cannot pay, even though they requested the work and invoice is in their name. So I'm out of pocket and have to chase the invoice with the new company. Avoid this company at all costs. Very poor!

I am a resident at a development in Worcester, we have had several managing agent companies in the past and we have recently moved to HLM Property Management based out of Shrewsbury. so far we are very impressed with the service we have received whenever we have need to call the office. We now have a dedicated Property Manager as a main point of call (Sophie) who is great, However, even when she is out of the office i have found the other members of staff to be knowledgeable and happy to help.
