My flat is for sale with Hamptons who have sole agency for £535,000, however InLondon Properties advertised it on approximately on approximately 50 websites at £499,950 as if they had sole agency including photos of my flat and Hamptons Floor plan (taken from Hamptons website). They have no instructions to sell my flat.
When I asked them to remove it they refused. When Zoopla & Rightmove called them and asked them to remove it, they firstly denied they had done this, then they said it was a 'mistake' and when I pointed out they had done this several years ago too, so they were either 'stupid or doing it deliberately', Sam replied 'well I'm not stupid'. They then stated they had a monopoly on Fairfax Road, and intimated I should leave.
They then altered Hamptons floor plan of my flat, removed the photos and stated the flat below on the second floor was for sale. We then made several 'test' calls to InLondon (via Zoopla who record ALL CALLS) and InLondon stated that it was in fact my third floor flat for sale (not the second floor which they were now advertising on their website) and they proceeded to 'rubbish' my flat by stating the length of the lease is shorter than it is, and that it was in bad condition (outright lie ) as it's in excellent condition. They then tried to suggest that we see other flats they have for sale instead.
I then ran into the owner of the flat below (whom has owned the flat for 15 years) who quite categorically stated that his flat too is NOT for sale with InLondon Properties, nor any other agent currently.
Now InLondon are advertising the flats as SSTC (sold subject to contract).
They have completely devalued my flat, and show the market value psf of my flat as sold at a completely deflated price. There are 2 other flats for sale in my street, which are similar and my price bracket psf falls into exactly the correct price bracket for what it should be.
Trading Standards, the Office of Fair Trading & Watchdog have been contacted, and I look forward to one (or all) of them dealing with InLondon on my behalf.
What agent could do to change your mind?
They should not have advertised my flat for sale.
