My mother and I attended a viewing at a bungalow some weeks ago. It was a busy day, lots of consecutive viewings all happening at once. My mother and I discussed the options and put in a bid of £125,000. They recognised the bid and stated it was the highest bid. However, they viewed my mother as not a cash buyer and stated that the other parties solicitor might accept a lower bid to sell faster. They did not consider my mother's position as a cash buyer. Our explanation was simple enough. She has sold her property to her farmer neighbours who she has been friends with for 27 years. They have offered her cash and told my mother that "there was no rush to get out. To take her time and find the right place. The money is there, just say the word." That is the type of friends and neighbours we have. They still did not consider this as a cash offer. They also promised to let her know. To add insult to injury, I drove by the property today to see a "Sold" sign outside. They did not even have the courtesy to let her know

For the service very reasonable.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
