After 30 years in the housing industry I have never come across such a rude and unprofessional landlord or agent. I struggle to believe that all (or any) of the glowing reviews are genuine. Jules Simpsey knows nothing of basic housing law or good practice, she is unhelpful and profiteers wherever she can. She used to charge an exorbitant fee for renewing the tenancy every year until the Conservative government outlawed it for bad practice. For any of her tenants in this situation please note you DO NOT NEED to renew the tenancy you already have one under the Housing Act 1996, after the initial fixedly term it becomes a periodic tenancy. And if she does persuade you to renew the fixed term you cannot leave except on the exact date tenancy ends once a year and If you do she tries to charge a £500 administration fee to end the tenancy early which is also unlawful. She also tries increasing the charge to the landlord suggesting it’s passed on to the tenant. Totally without sensitivity to the death of our elderly mother who was the tenant. Rude and petulant I advise anyone to avoid her completely.

28 Feb 2022I have been waiting for this - A thoroughly nasty bully - my charges are 100% lawful - this person sent me such nasty horrible messages I had to inform the Police and block him - he has zero idea of Residential Law but thinks he does - I was not charging a lovely elderly lady - I was charging the estate and therefore his own pocket - he was thought he was above the law and didn't need to give correct notice and therefore the Early Leaving Fee which is totally justified and legal was offered or the 2 existing people could stay until the end of the contract. I took a week to convince the owner to even allow them to leave this way as he is completely allowed to say the contract stands to the very end - therefore another 5 months rent. Eventually I did give in as he was causing me so much mental stress and I charged £50 not £500 - they even said there was no need to clean carpets after 4 years even though exit cleaning and the Early Leaving Fee was all agreed and signed on the page BEFORE they moved in so you can tell the sort of people they are - they go away with a lot but we left it to get it finished with - I am 1 of only 7% of legally qualified Agents

28 Feb 20221 final comment - he objects to me being paid for all the work I had to do to re rent the property - 300+ regulations, Insurances, qualifications, Legal contracts etc etc etc - I give loads to charity - my business pays to feed my children - I bet he was happy to pay his solicitor and I am sure he was paid when he worked ?

28 Feb 2022Her petulant reply says it all really. Except to say that my brother did clean the carpets and left the property in excellent condition, according to her own independent inspector. There were no bullying emails simply challenges to her unlawful practices If you are a tenant DO NOT ACCEPT HER ADDITIONAL FEES, she is already paid by the owner for her work but she tries to get paid twice - and we never needed to pay a solicitor, Housing Law is very clear.
