Date: 24.02.2021 I would like to share my experience dealing with this agency. Unfortunately, it's a bad one. This agency gives a bad name to all agents and implements the worst practices possible. I was shown a property in Midhurst Rd by Brad, who appeared to be absolutely not interested in whether I buy it or not, but as soon as I made an offer, started pressurizing me to use the solicitors the agency works with. He warned me, that I will have problems if I use other solicitors. Brad did not disclose whether he receives any commission from these solicitors. He appeared being very keen on me getting their solicitors and was constantly pressurizing me on getting them. I requested a few quotes from solicitors in the area, and everybody else, but not those, sent me their qiotes very quickly. Property Shop's solicitors were avoiding giving me their quote and were asking what the property address, who recommended them, etc. Eventually, they sent a quote, after I told them who are the agents, which was double of what everybody else charges in the area. I instructed another company, and as soon as I instructed them, despite having obtained a written confirmation that my offer was accepted, Brad and Adam Upton(the manager of Eastbourne Property Shop) immediately informed me that they had received a higher offer than mine and started pessurizing me to increase my offer. I do not believe they had any higher offer than mine. The property was put back on the market the same day and its state was changed from 'Under offer' to 'Available', despitethey claimed they had another offer. I'm finding out more and more things about this agency, as I'm doing my search on them. I am aware that they have already received a warning from authorities in the past. That was Adam Upton who received a warning in 2014 from National Trading Standards. I believe, that it's a serious offence for an estate agents to not disclose they get a kickback from solicitors they recommend. I also have big difficulties obtaining a complaint procedure from this agency, as it does not appear that they have one. Further more, TPO logo is not present on their emails and documents coming from their office, neither is the CMP logo present anywhere. They can be fined for this. Highly dodgy agency. Avoid them, that would be my advice. They would be a waste of your time and your money. I'm working now on filing complaints about them. This email was sent straight after their email where they refused to communicate with me and announced that they will be replying only to my formal complaint. I'm a vulnarable pensioner with serious heart problems who is suffering from bulling by Adam Upton and his team. My blood pressure became dangerously high. Date:25.02.2021 Just received their complaint procedure. None of their docs and emails contains TPO logo. Weird agency. I will be complaining about them.

I agree with another gentleman to avoid Eastbourne Property Shop. They are small time, obscure, insignificant estate agents in the backwaters of Pevensey. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
No procedure set.
