By far this is the worst experience I've had with any estate agent to date. On the front of it they all seemed very professional but from my recent experience as a buyer they were far from professional. Even before a viewing the estate agent tried to put me off from viewing a property by telling me the house required a lot of work, but after viewing I found no major issues. I put an higher offer and their excuse was that the seller went with a lower offer as they knew someone at first. As this didn't make much sense I went to see the homeowner as I really wanted the house and was willing to put a higher offer. I then found out the seller had no knowledge of my higher offer I put in and there was no “friends son” (agents later claimed it was down to miscommunication). It seems like the agents had already sold the house beforehand at a lower price to someone they liked/already knew and wasted my time and lied. It's sad that an agent would rip off their own customer (the homeowners were an elderly couple which makes it so much worse and they were selling to get a retirement home). At least now the homeowner knew about my offer so hopefully they received a good price for it from who ever they sold it to. The agent eventually informed me that the vendor ended up going with a full cash-buyer (that excuse doesn't really work well with me as I was also a cash-buyer). I would have just appreciated the Truth. The agent gave me a run around for over 3 weeks pretending everything was fine in that my offer was being considered. One thing that I can't fault is that they did definitely keep me updated throughout although I've now come to realise the updates were far from the truth. It felt like the estate agent had a buyer in mind from the start and they were going to let them purchase the property even though there were much higher offers being put forward. I felt sad for the seller as they had no knowledge as to what the estate agents were upto. I thought I would share my experience just in case there's a seller planning to use smiths Melzark as a agent to sell their property. It feels like this estate agency clearly doesn't have the clients best interest at heart rather they just look after their own. I've never experienced such unprofessionalism by any estate agency I've dealt with in the past. I would definitely not recommend selling or buying from this vendor

9 Dec 2020Dear 'MD' In response to your review I have to say that I am extremely disappointed and feel that your review is inaccurate and has been written more so because you lost out on the property that you wanted to purchase rather than a true reflection of the events that took place. As I recall you viewed the property and put forward an offer at the same time as another buyer, both offers being of the same amount. However the other buyer was in a slightly better purchasing position. As an agent in a position where two buyers want to purchase the same property, in the interest of fairness we went back to both interested parties and others who had previously offered and asked for the best and final offers. After receiving best and final offers, both you and another buyer had both offered the same figure. The other buyer, a cash buyer, and you a buyer part cash and part mortgage (in fact we recommended a broker for you), aligned with the instructions of our client it was decided to go with the buyer that did not require a mortgage and hence a quicker sale. Our role and duty is to protect the interests of our clients ever more so when they are vulnerable, however you saw fit to turn up at the seller's property unannounced demanding a response to your offer leaving the elderly sellers confused and distressed. We have never at any time or during this process "ripped off our customer" nor have we "wasted your time and lied". At no point was a friend of the seller's son mentioned so I am not too sure where you have that information from. We work for our vendor and at every stage have made sure that we protect their best interests. I wish you well in your future property search.

25 Feb 2022VERY DISHONEST AGENTS. If you are a seller wanting to use these guys as agents – think very carefully. They don’t adhere to the code of practice for residential estate agents. I asked for proof of my offer being put forward to the vendor and they failed to provide anything. Will leave it to your imagination why this could be the case. Brad initially said I can even speak to the vendor if I wanted but backtracked immediately when I took him up on the offer. Timeline of events 22rd February 2022 - I put an offer of £650k for 36 Basing Hill, which was put on the market for £675k. 23th of February 2022 – Got a call from Brad, saying the offer has been rejected. Was told there is a cash offer of £675k which the vendor has accepted. I increased the offer to £685k and checked if the offer was put forward to the vendor. Was told that he put the offer to the vendor over the phone, but the vendor rejected it. Apparently, the vendor has a lot of money and didn’t need the additional £10k that I offered over the cash buyer. Over the phone offers to vendors are against the code of conduct for estate agencies. All offers must be put in writing and recorded. Evening of 23th February 2022 – upped my offer to £690k. Was told the next day that the offer had been accepted. Brad checked funds and mortgage in principal which he saw no issues with. Morning 24th February 2022 – Brad called me and tried to dissuade me to not go ahead with the offer – saying that the banks are likely to down value the house on valuation. Evening 24th of February 2022 - I instructed Brad to go ahead with the offer anyways 25th February 2022 – Brad called me saying the vendor is not happy. I took five hours to decide to go ahead with the offer of £690k between the morning and evening of 25th. I needed this time to i) consider Brad’s points on down-valuation, and ii) I have a full time job and had meetings most of the day
