So we decided to build our own home. This new home wasn\'t made of sticks or straw. It was founded on a deep-rooted, decade-long knowledge of Manchester, from the very bricks and mortar of the city centre to its outer reaches.
By a team of savvy individuals who loved the city and loved helping people invest, move and live in it. A team of quick thinkers and good listeners who did that rare thing: treat customers like people instead of transactions. Because they knew great service wasn\'t just about experience and expertise.

Started fine but went very downhill. We rented with Ascend as they seemed like one of the more reputable agents in the city center but was severely let down by them. Firstly, I believe they are so well reviewed on here because they used to offer a £30 check-in discount if you left them a review on this site and their check in process was smooth, even if their fees were expensive. Throughout the tenancy they generally fixed any issues in a decent time although their communication was generally poor. We also had a new property manager four or fives times throughout our year tenancy which made it difficult to track down someone who would answer the phone. However, we started to have issues mainly after we left. The check-out report prepared by their inspector was excessive and a pure attempt at money grabbing. It listed such things as "slightly dusty bedside table drawer" and "water around sink" as items that needed rectifying which was over the top and accounted little for general wear and tear. As a result, they charged us nearly £200 for a full apartment clean which was completely unnecessary and then sent me invoiced for completely different property to verify this. Callum Shepherd was particularly rude and unhelpful throughout the whole process. He never replied unless we chased constantly or rang him multiple times - he would eventually send an email back saying "thought I'd replied", hardly very professional. On the whole, Ascend are one of the more money-grabbing agents in Manchester who'll charge for every available item and tell you to take them through the dispute resolution procedure if you disagree with them because ultimately, they're the ones holding your deposit. Maybe they'll be better now they can't legally charge for some things because of the Tenant Fees Act but I wouldn't give them another chance.

5 Aug 2019Unfortunately, we have been unable to locate your tenancy and therefore cannot provide further detail or explanation. The Landlord requests for us to propose the deductions from security deposit to enable us to re-let the property in the condition you received it in. A good agent would always recommend the tenant going through to dispute process should they not agree with the dilapidations; this is because it is a completely independent adjudication service. All deposit deduction costs are third party and an invoice is provided for the costs, Ascend don’t profit or benefit from properties being cleaned. 5 Aug 2019Hi Stacey, It took over a month after the new tenants moved in for us to be provided with an invoice for the cleaning and Callum also constantly reiterated that "we are under no obligation to provide you with an invoice" for numerous items so your comment about being provided with invoiced for dilapidations is simply not true. Overall, he was unhelpful and rude - "discussing the proposed deductions" is a misnomer for the procedure, which is simply "either agree with us or go through a disputes procedure". The fact is that most people don't have the time to wait around for £1,000+ of their money to be returned especially when Ascend tell you it can take up to three months. Ascend are also still charging referencing fees for tenants that have left as a final act of money grabbing. As the new law isn't retrospective until next year, it would seem that Ascend are all the more happy to grab an extra £36 off of past residents for a minute of form filling in. The two other agents I've dealt with in the course of moving since, have all not charged on going referencing fees in preparation for the law changing - this again shows the company's true colours. I only left a review here after my new (better) agent asked if I could leave one for them and I thought I best warn other people about the potential downfalls of letting with Ascend - there are several other poor Google reviews that echo this sentiment. Let's let the public decide for themselves!
