Avoid like the plague!!! I have completed this review so people know what type of company they are dealing with and what to expect in order for any potential clients to make an informed decision on using the firm. I used Blackhorse for 2 properties; I was lied to and misled by * from the onset. ** First Property wasn't even marketed he said had somebody waiting move in as the property they were in was being sold. I was a little dubious but went ahead, I specified no pets to * and he failed to disclose that the tenant had 2 dogs. Furthermore he would not release the deposit to me that he was holding from the tenants and said he was being investigated for money laundering and the deposit holders won't speak to him et etc after a lot of chasing I managed to get this from him nearly 2 months after. I later found that the house the tenants moved from was no longer using Blackhorse so * was trying to get his own back by moving the tenants from that house. Second property – this is where everything came to light on the way Blackhorse Conduct their business. The property was marketed with just 1 external picture of the property, although there was a lot on interest albeit from the wrong type of tenant apparently one was found. Partial deposit was taken by * of £200.00 and the reminder was to be paid prior to keys being handed over, however what * didn't tell me was that the council had been to the property to complete and inspection and requested works to be carried out. He then contacted the council and advised them all the work was done and to complete a further inspection all without my knowledge. He then advised me to tell the council I was getting the work done when there was no work being done a tactic which would allow the council to release the money to him and he could just get paid sooner. I had the work done which cost me over £900.00 and the council released the payment to * of which he decided to keep an additional £150.00 telling me that it was an over payment and then telling me it was for admin fees due from the tenant ?. I then challenged him on this and the new regulations that introduced a fee ban on estate agents charging admin fees to tenants. * kept putting the phone down on me and when i called started making weird animal noises. I have made an official complaint to which I feel is now being ignored as * keeps telling me different response dates so I decided to call him again today 17/7/19 i was told i was through to a pizza shop, I was told I was speaking to a robot, I was told i had eh wrong number when i finally managed to speak to ** i was addressed as “is that Imran Shia “? And that I was not allowed in his mosque if i wanted to complain about his manner to his local community, for those who don't know or understand this, he has committed a Hate crime by attacking my religion and beliefs, this has been reported to the police and they have advised they will deal with this matter. I know this incident has nothing to with the estate agents but just wanted to share what kind of person he is. I have a copy of the call recording made 17/07/19 @ 12:36 for the avoidance of doubt * also heads a firm called Bobby the builder who uses cheap unskilled European workers who have no work permits what he calls contractors who can't string a sentence of English together and charges customers through the roof prices. He had a ceiling plastered in the house which was approx 4ft by 8ft and sent me a bill for £250.00 when is saw the job 1 day later the plaster was already cracked and they had filled the cracks with decorators caulk caulk ??? After looking into them they are a dissolved firm that are still trading just playing around with trading names: *** Be safe use alternative estate agents for your requirements and not a corrupt company like Blackhorse.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
.1. Please raise your complaint with the property manager or sales advisor that is handling your case. 2. If the sales advisor / property manager cannot resolve the issue for you then please put your complaint in writing addressed to the Lettings Manager for that particular branch. 3. We will acknowledge to your complaint in writing within 5 working days. We will also start a full investigation. 4. In line with The Property Ombudsman guidelines a full written outcome will be sent to you within 15 working days. 5. If you are not satisfied with the full written outcome response from the Branch Manager you can write to the Lettings Director. They will then respond to you with a statement of the final view of the matter within 15 working days of receipt. 6. If you are still not satisfied with the outcome, you can raise your complaint with the: The Property Ombudsman Milford House 43-55 Milford Street Salisbury Wiltshire SP1 2BP 7. When you have raised a complaint with The Property Ombudsman they will write to us as agents requesting our Property File and our version of the events. A case officer will then undertake a formal review of your complaint largely based on the documents from both sides.
