They rent 2 properties out for me on rent guarantee and I love it, it takes away the hassle of the management. I just pay for the boiler servicing, everything else they cover including repairs and furniture supply. They check the property regularly to make sure its not sublet, they do regular maintanance, one tenant told me the oven broke and it was fixed the same day. The only complaint is that sometimes the staff dont get back to you and I dont get regular statements however I do get paid every month on time, and when I need the statement I call them and they post me copies.

as I'm on rent gurantee, there are no fees but obviouly I am getting below market rate.
