I wish I had read these reviews before going with this agency. I spent hours cleaning out the flat I had rented, only to get a report saying the flat needed to be cleaned. Issues were things like slight dust on a skirting board, some water in the defrosted freezer draws, more cleaning required in the bathroom, washing machine rubber needs cleaning. Inside the kitchen lamp shade dusty. I certainly left the flat as clean if not cleaner than when I moved in. I think it's just a scam to keep deposits. On the other side of things I reported that the toilet was not flushing in August and it's still not been fixed two months later - I've only been spending the odd day in the flat since August so it wasn't a major problem, but the principles remain that I was still expected to pay full rent on a flat with no flushing toilet - then they have the cheek to pick on a bit of dust on the towel rail. Nice people when they want you to move in, not so when you move out and want your deposit back. I was thinking perhaps it was just me, but it seems like others are having identical issues. The other thing is because I live a long distance away I could not make the check out meeting. I asked if the meeting could be moved and was told no. But then they actually moved the check out and the inspection was done on a day when I could have been present.

Well that's not really true is it. You kept back £100 of my deposit, not the full deposit. I decided that I couldn't be bothered with the LPS Adjudication process so they didn't actually find for you. And you still seem to think that it's OK to rent a flat with no working toilet. Do you have any comment on that?

Dear Brian We are sorry you were not happy with the outcome of your check out relating to cleaning, and as you are aware you referred the matter through the LPS Adjudication dispute procedures. Also, as you are aware, the result of the dispute was in favour of the Landlord and the full costs of the cleaning was awarded against your deposit. We would take this opportunity to confirm that Castle Estates takes no commission, fees or any other form of payment from our contractors or suppliers and tenants are only charged the actual cost of any works instructed. The works are initially paid directly by the Landlord and any repayments from LPS are made, in full, directly to the Landlord with no deduction by Castle Estates

Dear Margaret We confirm again that we do not hold your deposit and if you were not happy you could refer the dispute to an Adjudicator. Following the termination of your tenancy you agreed the sum to be returned which was paid to you direct by LPS Scotland Ltd not Castle Estates. The avarage maintenence fees charged by letting agents in the area is10% (plus Vat). Castle Estates (Glasgow ltd) based in Greenock charges more that the local average. They feel the service they provide, justifies the higher rate asked. From my experience paying more does not ensure a better service.
