I've been living in my property for more than 3 years now and most of my interactions with Y&Y staff have been very disappointing. They are very rude, snobbish, and treat you as rubish. They don't care if you're the client, they just ignore you. As an example, they were sending my Service Charges bill to my old address so payment was delayed. It took them a year to fix it (after a lot of chasing), and I received no apologies from the account manager. They also booked my sprinkler test to the wrong time, and their Site Supervisor (Jozsef) was aggressive when I mentioned it was their mistake and reacted as if I was the person to blame. Really tired of dealing with such disrespectful people, unfortunately they get away as they obviously know that there's nothing we can do.

Y&Y have also been sending me service charge invoices to my old address and when they finally made contact with me by email to inform me of my arrears, they slapped on a debt collection fee on top of it! I never even heard from a debt collection agency even though Y&Y management have been in touch with me by email over the last 3 years and knew that I don't live in my old property! In any case, you mention Jozsef as the site supervisor. Do you happen to live in the Filaments? We're in the process of settting up a Residents Association to address these issues. Y&Y is charging extortionate service charges which is an indication of how they are mismanaging their expenses. If you would like to join us in our efforts please do join our group! The more people we have to support us the greater the chance we have to change things for the better.

19 Aug 2017I did not receive any communication from y&y about service charges until I received a lawyer's letter threatening to take me to court and demanding payment of legal and court charges. I thought it was a scam! How can the lawyers get the right address when the management company can't? Any ideas on how we can take these guys down since they clearly are incompetent?

7 Sept 2018I have a flat in the Filaments and have never for 4 years received any correspondence from YY until a solicitors letter arrived asking for £21k!! YY won't speak to me and I've had no response from the solicitors. I'm happy for anyone else from filaments to contact me!

22 Feb 2022Hi, I'vebeen slapped a bill of £1,250 by Y&Y due to not paying service charges, without any heads up, despite the fact that I was in communication with them having explained to them that I won't be able to get back to them soon. Any idea how to fight this please?

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
