Felicity Lord are cowboys. Their plumber forced me to buy a new boiler costing £3000 unnecessarily. My old boiler passed it's Gas Safety test, but a week later, once my tenant was in, FJL sent in their plumber to fix a minor problem with the toilet and he announced the old boiler was broken and he disconnected it. He insisted that I buy a new boiler at a cost of £3000. The plumber then put the in pipe on the out pipe and vice versa. So, the brand new Vailant boiler that I was forced to purchase never, ever worked. It was also placed too high in the cupboard also making it unsafe and unable to pass a safety test. My tenant lived in the flat with no central heating for a whole year. There was hot water provided for by the emersion heater so he probably just got in fan heaters.
This is just one of a hundred other complaints I have about FJL. They are AWFUL. It's not just that they have poor workmen who swindle you, or that FJL don't do any quality checks or follow up on anything. My main complaint was that they pass you from person to person, have no accountability. They swindle you, don't do their job, don't put in good workmen. Don't oversee that any work is done correctly or done well.
When I first starting letting my flat, I was also told that my electrical box needed replacing. Again, I think this was a scam looking back on it. Their electrician also wired it wrong so electrical items kept tripping for my tenants. I have SOOO many things to write about the poor management FJL offered but there's not enough space to write it all.
Eventually after a year of terrible service, I took them to the Property Ombudsman and won. They found that all my complaints were justified. The only thing they didn't agree with was holding FJL accountable to using poor workmen. Apparently as the workmen had proper certification, FJL could not be held accountable- so basically, they take your huge management fee. Send in a cowboy. Rip you off, don't check that the job was done, yet it's not their fault. I have to now sue the plumber and electrician.
It's all a complete scam so STEER CLEAR of FJL if you have any sense. Individually they all sound so lovely and nice. The company policy is to pass you from person to person so no one is accountable.
If your property has no problems at all, I'm sure they'll take you fee and you'll never know how bad they are in a crisis.
DONT USE THEM. They also go as Spicer Haart/ Haart/ Felicity Lord just to make it hard to track down emails!
What agent could do to change your mind?
COMPLETELY UNREASONABLE AND HUGE... especially considering they did such an amazingly bad job.
