From the start of our tenancy to the end Walton robinson did nothing to justify the huge fee they charged us (6 of us paying around �300 each). When we moved in the house was a mess. They did nothing to rectify this, in fact it was the landlord who travelled up to clean up the mess left by builders. During the tenancy we had several problems with our showers. We reported the issues straight away but we're constantly told that they were awaiting approval from the landlord to commencement repairs. We were sceptical at the time but didn't know what else to do. We ended up going 6 weeks without one shower and a whole week with no functioning shower. We were compensated for this but we were unhappy with the amount offered (�30 each) and we were not happy that the compensation came from the landlord and not from Walton Robinson, with whom we felt the fault lay. At the end of our tenancy it took 3 months for them to submit a delapidations report and only provided evidence a week later at my request. Their evidence for the house needing �300 worth of cleaning was dusty skirting boards and board games left by tenants before us. Walton insisted on acting as mediator between ourselves and our landlord in negotiating how much we paid towards the cleaning and other repairs but would take weeks to pass offers from one side to the other and would only do so once prompted. In the end I was able to speak to the landlord and it became clear why Walton robinson were so keen to keep us from talking! Turns out he was reasonable and we'd both been messed around by Walton so agreed to cut our losses and split the fee. I also discovered that our landlord had only been told that we'd only been without one shower for one week, which explained the low compensation offer. Glad to see the back of them I don't know how they justify their fees when they don't seem to do anything apart from slow down the process and charge you for any action they do take whether you want it or not!

Mar 29, 2016Dear Tenant We are sorry to hear that you experienced problems during your tenancy in one of our managed properties. In relation to the administration fees, £190.32 was the amount per person that was paid. The remainder related to the security deposit which was refundable. If we were made aware that the property was not in a suitable condition upon move in we could have arranged for the cleaners who conducted the original clean to revisit. Unfortunately, this was not reported on the inventory when it was returned and there are no records of correspondence to inform us that the property required re-cleaning. Over the tenancy there were two separate issues with the first and attic floor showers. For the work relating to the lower shower, leaking water had caused the walls and floor to become damp. This had to dry before the work could be completed and while we apologise for the inconvenience caused, the time taken could not be avoided. The attic shower failed due to issues with the internal components. These were ordered and contractors had to await delivery before the repair could be completed. However during both incidents either another one of the showers was in action or a bath was available. Any refunds offered are the decision of the landlord. Our procedure for the return of the deposit and any proposed deductions follows the tenancy deposit scheme guidelines. Based on the inspection done following your move out and the inventory you filled in at the beginning of the tenancy any work is allocated based on responsibility. Cleaning is a tenant responsibility and the clean required was for considerably more than dust on skirting boards and some left items. However, any amount proposed is open to negotiation if you disagree, which is why a lower fee was deducted. It is at the landlord's discretion that any deductions on the proposal are offered. If an agreement could not have been reached you would have also have had access to he TDS for independent adjudication who protect tenants deposits. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
