We are sorry to hear that you experienced problems during your tenancy in one of our managed properties.
In relation to the administration fees, £190.32 was the amount per person that was paid. The remainder related to the security deposit which was refundable. If we were made aware that the property was not in a suitable condition upon move in we could have arranged for the cleaners who conducted the original clean to revisit. Unfortunately, this was not reported on the inventory when it was returned and there are no records of correspondence to inform us that the property required re-cleaning.
Over the tenancy there were two separate issues with the first and attic floor showers. For the work relating to the lower shower, leaking water had caused the walls and floor to become damp. This had to dry before the work could be completed and while we apologise for the inconvenience caused, the time taken could not be avoided. The attic shower failed due to issues with the internal components. These were ordered and contractors had to await delivery before the repair could be completed. However during both incidents either another one of the showers was in action or a bath was available. Any refunds offered are the decision of the landlord.
Our procedure for the return of the deposit and any proposed deductions follows the tenancy deposit scheme guidelines. Based on the inspection done following your move out and the inventory you filled in at the beginning of the tenancy any work is allocated based on responsibility. Cleaning is a tenant responsibility and the clean required was for considerably more than dust on skirting boards and some left items. However, any amount proposed is open to negotiation if you disagree, which is why a lower fee was deducted. It is at the landlord's discretion that any deductions on the proposal are offered. If an agreement could not have been reached you would have also have had access to he TDS for independent adjudication who protect tenants deposits.
