I used FJL to rent a property in the Bow Road area of London. The agents in the Bow Road were very pushy, but this seems to be the trend for estate agents. Anyway, after agreeing to move into a property we paid the huge fee (far larger than any other estate agent I have used), and we were promised the water damage to the bathroom would be repaired before we moved in. This wasn't the case and the mouldy water amrk was still on the ceiling when we moved in, the flat also smelt heavily of smoke, although FJL assured us it had been professionally cleaned. During our tenancy we had numerous issues with water leaking through the ceiling which we informed FJL about and they told us we had to contact the residents upstairs and sort it out, despite them managing the property. We were also left without gas for 3 weeks whilst we had new hobs fitted to the kitchen, FJL denied that this hold up was there fault. On checkout we were told we had to pay £346 which included new mattresses, kitchen handles and an end of tenancy clean. We refused to pay for the mattresses and handles as these weren't new when we arrived, however ater contacting the landlod, it appears that FJL had charged the landlord for these but never purchased them for the flat, needless to say the landlord was livid. Regarding the end of tenancy clean, the house was cleaned to the same standard as when we arrived (per our contract). The end of tenancy clean was apparently completed by FJL despite there being no spare time between us moving out and the new tenants moving in. I would never use FJL again and would advise others to tread carefully around the Bow Road office
What agent could do to change your mind?
The agent was dishonest to both myself and the landlord throughout the process, trying to charge both myself and the landlord for services and repairs which weren't undertaken. An absolute disgrace.

If you want reliable and trustworthy agents, this is NOT the agency for you:
- on the scheduled day of the viewing we were called multiple times despite confirming a time. We arrived on time and a viewing had being double booked. We were asked to wait outside in the cold - once we paid a holding deposit, the agent did not answer any of our calls or emails. We had multiple issues and would have to call the office line to get any assistance - the flat was readvertised after we paid a holding deposit and had been accepted. - we were given the wrong move in date by a month and no one answered our calls / emails for 6 days to give us the correct date. - the only ask we put down in our offer was to have the flat cleaned, when we got the keys it was dirty throughout - we've been in the flat for over two weeks and still don't have an itinerary list despite chasing multiple times. - the house has major maintenance issues (the toilet seat is completely broken) and there are no replies to our log requesting a fix.
If you're a home owner, these agents aren't going to look after your home. If you're a prospective tenant, this agent is completely unreliable.

Quality of service is just pathetic. Everything is going well until they get your money and signature on the contract, after this you can expect them to get anything done. They treat their tenants in the very disrespectful way, keep ignoring their queries for months. We been waiting for over a month now to get both external doors fixed as one of them doesn’t lock(!) and can be opened from outside bby anyone and the other gets blocked and often we cannot exit the flat. It’s a matter of our safety, but no one cares. Any other little issues are being completely ignored, no one even bothers with responding to our emails. Whoever you get in contact with – never can help, they just keep passing the queries between each other. David Greensdale – absolutely useless, pretending to be out of the office every time you trying to reach him, even when you can see him sitting at his desk : ) Other agents and property managers – not sure what’s their function in the company, as they never can help with anything. Visits from external agents – not given to our information prior the visit , usually a surprise in the morning, even when we have guests.

After getting miscommunication about the bills, I reduced my offer at the sales agents advice and the landlord accepted the next highest offer. The sales agents do not call you back when it has no benefit to them and the advice they give on properties are incorrect! Very disappointed as I lost out on a wonderful property.

Felicity is the name of your long lost family cousin who only contacts you when in need of cash... This felicity lives up to that stereotype. I was renting a flat with this agent for around 3 years, and as long as they need you to pay the rent, they are pretty much your standard letting agent. Do they put pressure on potential tenants to immediately pay a holding deposit to secure a place? Yes they do, but then again this is London and flats sell like hot cakes. The problems, however, start when you decide to move out from one of their places. Up until the point when we agreed on a move-out date everything was fine. My last encounter with them was when I handed them the keys to the property.
From then onwards, Felicity, the whole Bow branch basically vanished. They stopped answering any call from my phone (I tried calling them around 37 times in a 2 week period). Ignored any of my emails that I sent them. All I wanted from them was a copy of my check-out report and my deposit monies back, which we know for a London property can be quite substantial. Also let me point out that I left the property probably cleaner and better than when I moved in. Just to confirm this, David Greenslade, one of the senior branch partners at Bow, even recorded a video for the advert of the whole building because he thought it looked beautiful the way that I set the whole place up. His words not mine. So as far as I am aware, there were no issues with the property whatsoever and I have no idea why they didn’t bother replying. I know for a fact they had a new tenant less than 24 hours after I moved out.
So, I decided to take things into my own hands and contact the TDS (Tenancy Deposit Scheme) which is a separate entity set up to deal with disputes. The problem here again was that felicity decided to ignore them as well and so the whole process took me more than 2 months and TDS needed to start legal action against them. Finally just a bit shy of 3 months, I received my deposit back. Not from Felicity but from TDS. Shame on you Felicity for treating your tenants like this.
If you can, and I hope you can for your own sake, avoid Felicity J Lord Bow at all costs.

Everything is fine at the stage of searching for and signing an apartment lease agreement, but after the conclusion of the agreement, and especially at the end of the lease, it is absolutely disgusting. Perhaps it depends on the individual. At the time of the conclusion of the contract, I worked with Serge Openko, who then quit.
At the end of the lease, David Greenslade was my agent. I do not recommend anyone to deal with him. As with Felicity on Bow.
- They don't care about your requests. As example - I asked for the opportunity to have a cat - the realtor just immediately answered "no". Although, as it turned out, you can get a cat, I found out about this by talking directly with the owners of the house
- When I was about to move out - my agent simply ignored all my messages, which is why they started looking for new tenants with a delay of 2 weeks - and then - because I wrote to the general email of the agency
- The deposit and deduction for the last month was returned to me about 2 months after my departure. And then - only because I began to constantly write and call them and bother everyone I could - an agent, head of agencies, spacehaart managers
And even then - not completely. I paid the full amount of the rent for the last month, having lived in the apartment for 2 weeks. The return that I received for the remaining 2 weeks (in theory) is 3 times less than it should have been
Nobody gave me any explanations - they just ignore all the questions.
- I received the checkout report only a month later, from the moment it was made, and then - only when I started to complain to the management
- They constantly lie that one of them is on vacation, or he is not in the office and he will call back, they constantly lie that they will call back, ignore questions, do not give any information, even if they promise to do something on time - be sure - it will be fu**ed up
In general - instead of making it easier for me to move, they made it difficult
I spent a lot of time and nerves just to get my money back, although it could all be done without problems within one week

The Bow office were ok at first, the start of the tenancy was all handled professionally with no fuss. I expect with a reasonable landlord they would be ok. However, when our landlord (24 Oxley Square) tried (and failed) to bully us into not exercising a break clause in the contract and then paying for a dishwasher that was 8 years old when we left the property, they did not help to arbitrate and left us to battle it out directly with the landlord. To make it worse they also sent letters to the landlord in the middle of the dispute falsely claiming that we had not paid the rent.

They were really unhelpful, i sent a couple of emails regarding a few issues in the house and they never emailed me email back. Once we told them we were moving out and they needed to show the house they didn't have a copy of the key so we went there we left one of our key because they asked us as a favor so they will make a copy then after the viewing they meant to leave our key in the house but that never happened so during the whole weekend we didn't have one of key also i had to make a copy for them which they never paid to me... They forgot to do the check out once we left the property so we had to wait a month to get our the deposit back which wasn't refunded the full amount and they got a big amount of money for stuff that they never could prove. Definitely, I don't recommend this agency.

These agents are very good at giving excuses. Oh sorry your landlord is in singapore so we cant get you any feedback. Please be advised that using agencies are not advisable in general, but with these ones.
There stealing... on the road. I dont know how such a corrupt agency is allowed to still function as a trading or letting body. The have followed none of the regulations in regards to tenancy.
The reason these guys are getting paid is to protect and support their tenants. None of this is being done.
Living in a world where we have spareroom and right move I owuld advise that most property renters shoudl never. I repeat even if you do, read reviews left by other tenants and you would see this is not made up. These are real genuine people with real genuine neeeds.
and @fjlord please do not reply to my comments with one of your BS generic responses. just so you look good online. We are all fully aware of your inefficiencies.
My question here is why are the lettings regulators allowing you to still operate within the uk?

I then went on a number of viewings and eventually found a flat through his help. I can honestly say of all the agents I dealt with in the East London area he was by far the best. We had a few hiccups on the way but I got to buy the property I wanted.
I would recommend him and the office to anyone looking!

Their offer to me, give a refund or show me apartments outside my price range! Didn't even acknowledge the fact that I had to move shortly and made arrangements myself based on the move in date!
Unless you absolutely love the apartment, do yourself a favor and look elsewhere.

Totally unprofessional. Booked in a viewing. When I turned up, the agent who was supposed to take me was not in. I was in turn told by another agent to wait as the agent who was going to take me to the viewings was "running late". I wait around for more than half an hour until the next set of customers arrive for their viewing slot with the agent still not in sight. At this point I did not wish wait around further after more than 40 minutes. No apologies from the agency. No one seemed to care. Avoid these people. Total time wasters.
