I had previously tried to sell my house through an internet agency based on a valuation provided by Stags in 2014, but without success and so decided to go down the traditional route. I invited Stags to proceed on the basis of the valuation they'd previously provided but was told that they would need to do a new valuation and that this would need to be carried out by a different office. Stag reduced their valuation by 12%, whilst at the same time increasing their fees by 2% and so I was not encouraged to use them. A friend of mine had suggested I consider using Bradleys, and so I'd also arranged for them to come and give me a valuation and explanation of their services. From the outset I was impressed by Nic - he seemed to have a true grasp of the market and gave me what I considered a realistic valuation on my property (somewhere between the two widely divergent valuations I'd received from Stags). More importantly, he had a clear strategy for selling my property with additional services that I could immediately see would help my property sell. Most important of these was the video tour of the property he arranged to be made; the results were outstanding and the team that produced the film highly professional. Well worth the small additional outlay. The team at Bradleys have a clear understanding of how the property market works in this Internet age with extended opening hours and a call centre to manage out of hours enquiries. Thoughout the sale process, I was very impressed with the energy, enthusiasm and commitment of Nic, Sarah and Tom all of whom were professional, friendly and always on top of things. I never had to wait for a response. And the upshot of all this - Bradleys sold my house at near full asking price in just two weeks. A very happy customer.
I consider £10,000 (including VAT) to be an extremely high fee and I'm not sure how sustainable a percentage based fee system is within the industry in the longer term. Having said that, Bradley's were very competitive with their pricing and very fair when compared to the competition, so I have no real complaints.

The fees have been fair.

1. Bradleys is a Member of The Property Ombudsman\'s Scheme and aims to provide the highest standards of service to all our Customers. To ensure that your interests are safeguarded, an Internal Complaints Procedure has been implemented. This provides for the matter to be dealt with internally by the Office Manager or the Department Head. In the event that we are not able to deal with the matter to our mutual satisfaction after following our Internal Complaints Procedure you may refer your complaint in writing to the Property Ombudsman.
2. If you believe you have a complaint, please write in the first instance to the Office Manager or the Department Head at the address of the relevant office.
3. Your complaint will be acknowledged within 3 working days, investigated thoroughly in accordance with the established in-house Procedures, and a reply sent to you within 21 working days of receipt of your letter.
