I have been living in one of their flats since February 2011 (10 months already). The flat looked lovely, but when problems resurfaced, the agency didn't do anything to fix them. Along with basic things such as a light and the door lock that stayed broken for months, we noticed mice coming out of the wholes in the kitchen skirting. Only after other tenants complained to the council did the agency respond to us and take some action. Even though there are still mice, the agency seems not to care anymore. In addition, a leak in the bedroom was ignored for several months until the people doing regular gas checked stopped by. They said that there could easily be carbon monoxide escaping from the wall, so they turned the boiler off for a week. Once again, the agency kept us in the dark about when we would be able to have hot water again.
Finally, our oven has been broken for 4 months, and the agency has done nothing about it. This is a very basic appliance, but they really couldn't be bothered. Buying a new oven is out of the question, so it seems like we won't be able to properly cook until our contract runs out. I don't think I will ever deal with Felicity J Lord again.
What agent could do to change your mind?
FJLord could have kept me as a client if they had been more responsive to my complaints and fixed the very basic problems in the flat.

Property Management in the Brixton branch confirmed that this would be returned on 21 Feb 2025, the day after the contract had ended. It is now 7 March and the deposit has still not been returned. The Brixton branch does not answer the phone or any messages. I have complained to the head office in Colchester twice. Still no response. Avoid at all costs!!!

What agent could do to change your mind?
- been upfront and honest
- not told me things were arranged (e.g 6 month break lease / parking / furniture) when they weren't
- not spoken to me in a bitchy, catty, condescending tone

Really really nasty letting agents. They will tell you anything you want to hear to take a holding deposit of £1000.00 from you. I ended up pulling out of my lease when I caught them going back on things they had originally said were in place, and from reading other reviews it looks like I had a lucky escape. There are so many letting agents in London, use the others and AVOID this one! They just want your money and signature.

Whilst Felicity J Lord did sell my property I would advise against using them. *the branch manager is one of the biggest cowboy sales men I have met. He became extremely aggressive in his sales pitch when I did not want to use their conveyancing service, suggesting that this would likely lead to my sale falling through.
Whilst I was not living in the property, their agents repeatedly left all of the lights on when showing clients round resulting in several hundreds of pounds in extra electricity bills. They used the toilet without flushing the chain, and at one point I returned and found cigarette ash around one of the windows where someone had been smoking.
When I complained about all of the lights on. The branch manager (*) did not even apologise.
Yes, they sold my house and took their fee, but in doing so left a rather bitter taste and I would recommend others steer clear.

How to sum up:pressure,mice and showering at work. I completely concur with the previous comments on the pressure asserted and then the subsequent radio silence once moved in. The mice was a massive issue for all the tenants in my block and they would not sort out the issue until threatened with legal action. Therein lies the biggest issue,their property management. Thy are frankly terrible and i have now been without heating for 3 weeks with no solution (in November),liars with instant amnesia and a disdain for the people that are paying them. I only hope that fj lord are as loathing towards their own workforce and that the muppets in the wapping office and in property management feel the rough end of the recession.

One star is generous. These are without doubt the worst letting agents we have dealt with in London. Rude, when they can be bothered to respond - which is barely at all. We had to get an entire block of flats to complain simultaneously before they even pretended to deal with a mouse infestation in a building that they manage, by which point we had been living with it (and complaining about it) for four months. They charge ridiculous administration fees and then do nothing. We wouldn't go within miles of them next time we look for a flat - which will be soon.
