I know that letting agents have a bad reputation generally, but my dealings with Russell Collins took the biscuit! When my tenant didn't pay the rent, they used part of the deposit (at her request, and without my knowledge) to pay it. When she didn't pay for the next 2 months, I asked them to start eviction procedures. They did this, but issued it to the wrong address which meant on the day before eviction, I was gleefully told by the tenant that it had no basis in law! When I questioned the legality of their using the deposit, their response was to tell me that all further correspondence should go through their insurers, and despite repeated attempts by myself by email and phone, they refused any contact with me despite the fact they were still legally obliged to be my managing agents. Eventually I had to write an email giving them 24 hours to let me know whether they would continue to act as my agents or not, and if they weren't, then they would have to forgo the 3 months' notice to terminate the contract between us. Still no reply, so I handed everything over to my solicitor. 5 days later, on asking them for their insurers' details, I had an email saying how sorry they were that I wanted to terminate the contract!!!!! I found them to be incredibly unprofessional, and their behaviour quite childish. I would certainly warn any prospective landlord to be wary of them, and if you are a tenant, perhaps they are quite good for you since they don't seem to mind bending the rules on behalf of tenants.
What agent could do to change your mind?
The agent should have always acted with my interests in mind, not those of the tenant, and they should have communicated more effectively with me. This would have prevented the situation occurring in the first place, and would have shown them to have the level of professionalism required of them.
The ability to do the job efficiently - and being able to effect simple things like using the correct address, would have made the who process less farcical.

Comment on agent fees
When I am paying a fee for a service, I expect the service to be adequate. This fell well short.
