I have used Let-It for several years now and have become increasingly disgusted by their service. At first they seemed to genuinely care about you as a landlord. This is no longer the case for me. I am constanly having to complain about their service yet it gets no better. I am in the process of taking my properties back from them. To date I have they have put drug addicts in my properties, allowed them to be sub-let, carried out one inspection in the summer, where they found a flat that had been completely destroyed, including a carpet that had human excrement all over it, but they did nothing about it, and only informed me 3 or 4 months later when the tenants direct debit stopped. If I instruct work to be carried out, more often than not the work is not carried out as per my instructions, contractors breaks things and then try to charge me more for their mistakes, or don't let me know, and then when I complain, they just close ranks and accept no responsibility whatsoever. It is no surprise to me they are ranked so incredibly low on this site.

Please please please reconsider giving them any properties to rent on your behalf.
I had to get the environmental health involved when I was a tenant because they refused any responsibility for a substantial repair. The attitude that I got when I called about it was absolutely ridiculous "And? What do you want me to do about it?" One of the ladies in the office has an attitude problem towards everyone who calls or enters the office. I took the first opportunity I got to get away from renting through them as they are honestly the worst lettings agency I've ever had to deal with. They're also absolutely clueless about the properties when they inspect them. Everytime I was inspected they'd ask ME questions about the property, I have a dog which I had permission to have at the property & EVERYTIME I would be asked if I had filled out permission for him to be there,so tenants could potentially be getting away with all sorts in your property & they would be none the wiser.

I am considering to rent a property trough them however one thing in their terms and conditions doesn't sound quite right to me:

they require from the tenant to pay an insurance policy to cover landlord's contents, fixtures and fittings which is not absolutely tenant's responsability.

What is your experience with that?
