CityDeal took over the management of the property I had been living in for 4 years in 2012 and on the whole I felt they were good, some emails were slow to respond to and some maintenance issues took a while longer than they should, a couple of things blamed on us, the usual really but the maintenance men were better and friendlier than the previous companies who maintained the flat and in general they were ok and in the past 2 years have not attended the property once so we were kind of left to it, not checked up on which I like. It was going fine until we made some complaints about the state of the property and whether these issues could be fixed, this was during an ongoing dispute regarding a broken freezer taking over a month to replace.
As a result of several complaints to CityDeal made over several days, completely out of the blue we received a Section 21 notice in our email inbox, every tenant (4) told we had to leave the property within 2 months. No reason offered just a "Kind Regards, Joanne". I had been living there for 6 years, one of us for 3 years and we believe this is a 'revenge eviction' based on the amount of complaints made about the very run down property.
When I rang Faisal at CityDeal the only reason he offered was that we had asked for repairs to be made so that's exactly what they were going to do, evicting us in the process. I explained this is my home, 6 years lived in and with no intention of moving on and he said "6 years? Well you've had a good run, it's someone elses turn now". Hardly a professional responce to an overwhelmingly stressful and hard situation for me to be surprised with.
Over the coming weeks and days the agency became very difficult, at one point taking 11 days to respond to an email for which Faisal said was merely an oversight. They then tried to threaten to take money out of our deposit if there was any damage to the property on departing, I reminded him that as they had never been to the property and there had only ever been one inventory done in 2007 how was he to judge what "damage" there was. The inventory in 2007 detailed a very poorly maintained building full of damage, cracks, cigarette burns and non-functioning appliances. Once I sent this inventory to him it shut him up and he retracted his threat of taking money from our deposit. They also insisted that we all move out on exactly the same day, impossible as we are not planning to all move in together as we are 4 random people who just happen to rent rooms in a shared house and they also insisted we go all the way to their office in Chelsea to hand in the keys. Ridiculous. Knowing the girls who lived in the ground floor flat also managed by CityDeal they told me that they were due to move out anyway in August and they informed me of their current rent, an advert appeared on Rightmove for their property at £190 higher than the current rent, this advert quickly disappeared and a new one went up at £300 per month higher than the girls are paying with no overhaul made to the property. I enquired via a private email to which I am not know by to CityDeal and they said that they had received an offer at asking price for rent of the property and so began a bidding war which raised the rent again and again to the £300 increase so it is clear how financially motivated this company are and it is clear they are evicting us based on knowing how much money they can make in 2014 in a trendy part of Kentish Town in a period house.
Avoid renting with this company, they are driven by money, not people and despite hand written letters to them showing the human cost of evicting 4 people in one go they only care about the cash and have been very unhelpful during this process.
What agent could do to change your mind?
Been more understanding, replied to emails sooner and not tried to get money out of us unlawfully.
