Throughout the period that Pymm and Co were \'managing\' my property, I was surprised at the high cost of works conducted by their contractors. I have since heard from 3 separate contractors that Pymm and Co charge \'hidden commission\' on all works done at properties they manage. There was nothing in the contract, and I would not have agreed to it had I know about it.

Overall I have been extremely dissatisfied with Pymm and Co's as an agent, in terms of their poor customer service, lack of proper communications, inefficiency, disorganization, and inability to manage properly works that were required at my property.
Throughout the period that Pymm and Co were 'managing' my property, I was surprised at the high cost of works conducted by their contractors. In addition various items of furniture disappeared from the inventory, without my consent, and then later the items themselves also disappeared from my property, and this was not picked up by Pymm and Co as the items were no longer on the inventory.
My property was transferred to Pymm and Co when my previous agent sold their business. As a landlord, I found their choice of tenants poor, and their recommended rental value lower than it should have been.
I strongly advise against using this agent

Pymm & Co were more than happy to rent out a dangerously mouldy house to a family, a serious health hazard. They don't seem to think that they have any responsibility to the people who use their agency to rent a house. If you rent through them and you have a major problem, like black mould, then they won't be on your side. I will not be using Pymm & Co until they seriously raise their standards, and neither should anyone else. Below you can see the pictures of what the houses look like. Black mould everywhere. Imagine if you had to live like that. Imagine if it was a friend or family member. Imagine if a key worker, a doctor, a nurse, whose work keeps our NHS running every day, was made to live here? Well, Pymm & Co were happy for an NHS worker to live here during a pandemic and told them the fix was to run a dehumidifier 24/7 at the tenants' expense! They shouldn't have even be in that situation to begin with, and for Pymm & Co to respond with the most minor of actions at the expense of the TENANT is outrageous. NO MORE! :(

Pymm and Co have rented out a home in a disgraceful condition to my friends, with damp and mould on the ceiling, walls, and under the sink, as you can see from the pictures attached below, and has damaged the personal belongings of the tenants. Eventually they had to resort to purchasing a dehumidifier to alleviate the effects, which no-one should have to do. The agency has shown a blatant disregard for the physical and mental health of the tenants, and we are fighting for financial compensation and an apology from Pymm and Co.

My Pymm and co experience was nothing but excellent from start to finish of my 6 month tenancy. From getting the keys to handing them back . If I had any issues with the property of which there wasn't many it couldn't have been dealt with any better . The staff were always friendly and curtious. AVOID LIKE THE PLAGUE
Pymm and Co believe that it is acceptable to give young tenants the short end of the stick because they can't fight back as easily. They don't have the time, money, nor authority of people older than them. Apparently, this means to Pymm and Co. that it is acceptable to do nothing about extensive black mould in young tenant's houses. For two tenants in particular, Pymm and Co did nothing about a black mould so severe that it spread to their clothes!! Pymm and Co. told these tenants they would have to purchase humidifiers, which Pymm and Co never reimbursed. These tenants were eventually so psychologically and physically affected by the mould that they had no choice but to move out DURING a pandemic. Pymm and Co still refuses to even recognise the wrong they have done. Parasitic, callous behaviour.

Our belongings were ruined as a result, we had to buy a dehumidifier to make our bedroom safe to sleep in, and have both suffered health problems - both physical and mental - as a result of Pymm & Co's lack of care. It is very interesting to see that the overwhelming amount of positive reviews for Pymm & Co are from landlords or for the sales division, whereas the majority of the negative reviews are from tenants. This just shows that Pymm & Co treat their paying clients - landlords, buyers/sellers - far better than their tenants, who they get income from regardless of how they treat us.

Pymm & Co rented out a property full of damp and mould, and refused to see the necessary repairs done to the house to make it in a safe, liveable condition. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
