I am a landlord and I have invested in property over the years. I deal with several managing agents all over the county.
Reeds Rains is by far the worst. Utterly dysfunctional. I have had problems very three months or so- most common is rent arrears- when this happens no one notices and no one has any kind of strategy to deal with it. There are nice people working there ( some less so) - but the problem is that they have attempted to centralise property management. You can't run a flat in leeds from another city- if you could I would do it myself . Its a real mess and worse still no oen seems to care- i think they are so used to being terrible - its become normalised.

We had rented about 5 previous tenancies with different agents around the area and when signing for this one we can remember discussing their charges and asking for tenancy to be in one name to keep costs down, the manager Neil at Frodsham who soon after changed to to others, agreed to full cost for my husband and half cost for me as references still had to be checked - we paid in cash approx £180 or so, we cannot remember exactly but the amount is shown being withdrawn from our bank account at that time. Terrible service!!
Apart from the truly exorbitant renewal fees for rental property, the service from walking into the office was truly shocking. Ignored for half an hour then asked to come back tomorrow (god knows why, it was a phone call!) after traveling half an hour to put a deposit down for the house we wanted is no way to treat your customers.
After finally convincing them to take our money and moving in the level of service provided was ridiculous. Genuine problems like leaks and damp were repeatedly reported and ignored.

ABSOLUTELY TERRIBLE - AVOID THIS COMPANY!
I have had a 2 bedroom apartment with this company for the past 11 months and the whole duration of that tenancy has been stressful as I have definitely not received the support a tenant should receive from their letting agent. The property itself was handed over to us in an appalling condition, as soon as we had signed the staff were completely rude, unhelpful and obnoxious and the ENDLESS list of problems we had with the property were approached at snails pace; even 11 months on over 1/4 of the problems have not been sorted out.
I cannot stress enough how rude the staff are and how unhelpful they are as an agent once you have signed for the property.

They needed 2 weeks to get the property on the website, when they did the house informations were wrong
( room nr less )
I called them about the mistake, nothing happened called them again so it took 1 week to change that,
in 3 months they arranged 3 appointments non tuned up, no calls no explains.
I don't think there will be an other estate agent wors then reeds rains Preston, bad bad bad

We were told that to rent a property through ReedsRains we needed to pay £100 fees to cover credit checks and drawing up of the tenancy agreement. We also needed a guarantor.
We paid the £100, provided all proofs, passed the credit checks, provided a guarantor who was deemed eligible to stand on out behalf.
The day before we were due to sign and move our guarantor contacted me and tell me the guarantor agreement he had received stated if he were to die the responsibility would automatically be passed onto his next of kin. This was not ever mentioned to us when we started procedings... (read more)

Obnoxious and Rude - If they ever pick up the phone you’re confronted with someone who thinks you should be grateful that they picked up, and rarely return calls. I phoned to view a property and it got sold a week later via a block viewing, where was my call? Made an offer another property chased it up and was confronted with a disgraceful tone of “so you want to know about your offer do you?” It’s a mystery what happened to my offer because he never answered my question. Avoid them unless you like dealing with kids.

When we arrived at the property at the agreed time of 3 pm, there was no one to be found. After waiting for 20 minutes we called the estate agent. The lady on the phone told us there had been a terrible mix up, and kept repeating how sorry she was. Apparently it hadn't been written down in their appointment book. So we booked a new appointment for later today for 5 pm. When we arrived at the property for the second time today there was once again no estate agent to be found. After 15 minutes of waiting and no phone call from them explaining that they might be late, we decided to leave homeward and find ourselves a more reliable estate agent.

Well where do i start. Users Fox and Simeon i could have written your issues myself.
Lack of communication between head office and the local branch is a major issue.
First tenant that RR put in - paid 6 months up front. No problem. After a few months we started getting messages from neighbours of the property. Police were called for disturbances. They found no problem we were told by RR. We were given reports of inspections by RR and told everything is fine and all looks good. Well how wrong we were to believe RR. I felt badgered into making a decision to sell a property by tender, when one of the agents colleagues rang me about a query I had, I discussed my fears with him and he urged me NOT to sell by tender and went on to advise me to use a different estate agent altogether. The agent who went through it all with me sighed a lot as I kept asking him to go over stuff I did not understand, I was told the buyer pays all the fees, and the cost to me would be about £360 at tender....when I got home and read all the guff he gave me, I found I was expected to pay £2,400 plus VAT if the sale went through. I feel the agent tried to bully me into a decision, and tried to hide fees from me in order to get an instruction to sell. As it is, I have gone with a different company, as my instincts told me to steer clear of Reeds Rains and after finding this website, I now know why

Reeds Rains in 6 months has proved to be an atrociously managed estate agent. The properties are lovely but there is poor communication, poor maintenance, total lack of care. They are quick to grab your money and awfully slow to provide customer service. Routine is "we will call you back later" and then you wait forever, which is rather rude.
Definitelly not recommended.

Donna's assistant called me 30 minutes before my booked valuation to say that she was doubled booked and wouldn't be coming. During this time she clarified my details. At this time she said she new the properties on the street and gave a description that did not match. She went on to say that she valued the property 9 years ago and that it was worth £40,000 less than what we wanted to list it at. The property is newly refurbished and 2 months after this conversation we sold the property with a different company just under our original asking price. Reeds Rains doesn't have a clue and doesn't want your business.

Lack of co-ordination of information, poor communication and incorrect information and finally including an amendment to the AST to change supplier of energy to SPARK ENERGY without any prior agreement. This un-authorised amendment to the AST was not agreed by me - the owner of the property - and not brought to the attention of the prospective tenants. Reeds Rains were only acting as a finder service to me and so the AST agreement is with me and the tenants. The un-authorised amendment was included without my knowledge and as Reeds Rains signed the agreement in my absence I had no knowledge of it whatsoever. It has taken several phone calls to SPARK ENERGY to correct this situation. Read the blogs regarding Spark Energy they are very revealing. Reeds Rains must have some kind of incentive to pass on personal information to a third party without permission and change energy supplier without permission of either the property owner or tenant. My personal recommendation is to steer clear of any Agent that conducts business in this manner.

Been to the Hazel Grove Branch a couple of times and every time I have had terrible service from the stroppy woman that works there! Always talking to other members of staff then when she does actually give me the time of day, she acts like she is doing ME a favour!! Avoid this branch (or just her) like the plague!!

Reeds Rains in Bradford have given me appalling service whilst letting out my property. They failed to fully tell me what certification was required - found out the day the tenant was moving in! And as for my rent - I still haven't received it from them - it is still 'being processed in one of their accounts'. It is not good enough - I have commitments against the rent which is already two weeks over. Incompetence like this should not be allowed. No sense of responsibility whatsoever. A simple, 'I have chased it up' and that's about as much as you get. Not good enough I'm afraid.

I'm currently going through the application process to rent a house, from day 1 Reeds Rains have been very unhelpful and out for more money.
Firstly, I was told, in branch, that the fee was £170 plus vat, 2 hours later I received a phone call to take the payment and was told that the fee was actually £200 plus vat!! Probably the most expensive in the market. I checked online and on the tenancy app form and they don't publish the fee anywhere, who says this fee is fair and accurate?? These clowns stuck a for sale notice on my house which was NOT for sale when I was out (imagine my shock when Ireturned !) - infact it was on my business premises on the main high street,, giving rise to all sorts of rumours in our town. Not something I was pleased about after 151 years in business !! When I rang them they blamed their sign contractor and would not take any responsibility for what they had done AT ALL. Sign remained there for nearly 24 hours and I had to ring the head office for assitance (much more helpful). Sign was removed as sneakily as it arrived with nobody notifying me they were even taking it away (obviously keen not to meet me !). They drilled several holes in my brickwork and so far I've not had so much as an apology, let alone compensation for the distress and agravation caused.
True cowboys with a don't care attitude.

Shocking! We wanted to buy a property through RR. They showed no interest in us at all, NEVER returning phone calls at one occasion we've waited three weeks for "urgent" call back and when we rent they thought that everything was sorted!! ( by miracle I guess) With over one month of dealing never returned phone calls and we ended up chasing them constantly. They never knew what was the status of proceedings and what was going on in general! We ended up dealing with seller directly as dealing with RR was too frustrating and because they don't give a damn about us we've lost the property we were interested in! What a waste of time and money. They don't pass offers to seller and they don't pass info from seller to prospective buyers!

Poor communication has blighted the process. They don't ring you back, you have to chase constantly. Promises regarding the website details are not kept (errors not corrected) and we never did get a layout diagram as promised, which would have been very helpful for those viewings where 'the layout is not what we wanted'. But to cap it all they are just plain rude on occasions, when we, 'the customer' are spending over £3000 with them. Absolutely shocking. What are we spending all this money on this service for, they do nothing to add value?
The sale has not completed yet, if it does not go through then we will withdraw from them and go with another estate agent. One who knows something about customer care and professionalism (if they exist!).

When we wanted to let our property, we approached Reeds Rains and found their service to be professional, thorough and speedy. Even when prospective tenants dropped out on us, Reeds Rains had the property back on the market immediately and found new future tenants the same day.
Mark worked hard to arrange viewings and liased with us, the neighbours and previous tenants politely and professionally. We were always updated of the progress of marketing the property virtually on a daily basis.
I would recommend Mark and his team to those landlords/landladies looking to let in the Birmingham area.

I had asked the agents to give notice to the tenant which was not given inspite of several emails and clarification. The agents were rude. The Maintenence costs were enormous and like all agents do have a commission from the providers which i came to know about from a builder. Calls never get answered. Very poor service overall. Will never recommend these agents for letting. Beware do your research before you choose your agent.

They do not keep your personal details confidential. I gave my details as required to check my credit in order to being able to rent a property. Even before i get my confirmation of the let, a company rang me and offered me house content insurance. i knew all my personal details. I rang Layland Reeds Rains and a member of staff told me that they have passed on my personal derails. Also after moving into the property i realized they they have transferred the energy supply of the property to the most expensive energy supply (Spark Energy) without my consent, neither the Landlord. . I think they may get commission to do that. I was very disappoint that my personal details have not kept confidential.

wow im a member of the mortgage club big deal cost me £499 though what a con as soon as youve paid it the help stops and it all goes quiet please dont fall for this fee otherwise known as administration fee , as for the sale we had to chase everything up , never kept informed , and stood up when we wanted a third veiwing ..

I decided to use Reeds Rains because they seemed very professional, I couldn’t have been so wrong. I listed my house with them for 5 months and they achieved nothing. I had to chase them for information, it was only the threat of going with another estate agent that they responded to me and the only advice they gave me was drop the price. After 5 months of no viewings I decided to go with another agent, within a week I had 6 viewings and within a month I had an offer on my property. Reed Rains were terrible, avoid like the plague.

Nice house with some minor (mainly plumbing) problems. Started 4 months ago. Sometimes we are direscted to central lettings, sometimes tothe local office. They never get back. When we recontact them there is always an excuse (cant contact the owner, cant contact the plumber etc laura is off sick today and nobody else knows anything) Finally got a plumber turning up 10 days ago, but said that as there were so many jobs, he coulndnt actually do any of them but would have to submit a written quote instead. Had to take a day off work today for the plumber coming at 8.30, then 10.00, then 1.00 then not turning up at all.
However, Reed Rains are excellent at taking money. If there was a league table for that they would be top.

The agent led me to believe that I was in a bidding war with another party. I was asked if I would like to increase my offer which I did. Unknown to me, the agent asked the other party about their best and final offer. The agent then rang me saying that the property was sold to the other party. I work for Reeds Rains. Firstly, let me apologise that you felt unhappy with the service that you received. it would have been reeds rains that called you about house insurance from our Exeter call centre. Lots of tenants do not take out insurance so we try to give you competitive deals to save you time and money. Secondly, nearly all tenancies are transferred to spark energy. The landlord agrees to this at the time of putting the property for let when they sign their terms and conditions. The reason that reeds rains does this is because we like to make sure that we know who the suppliers are so that if there are any problems prior to move in, such as debt on a meter, we are authorised to correct this, leading to a smoother moving day for the tenant. Your tenancy agreement clearly states that the energy will be supplied by spark. if you were unhappy with this at the time you could have walked away prior to signing the agreement and refused the tenancy. If you are still unhappy, please contact the branch that you took your tenancy from who will explain in further details.
