I've been meaning to review these agents for some time now, and it's interesting to see that tenants seem to have much the same experience that I had as a landlord. AVOID. On various occasions I was charged out the blue for nothing, repairs I'd repeatedly requested were not done, I was fobbed off, ignored.. Woods show an utter disregard for landlords and their property and do not seem to want to let the properties in the first place ... I could go on. Everything takes a ludicrous amount of time....

The worst estate agents I've ever rented through. They don't follow law and legislation. I have had no hot water for over 3 weeks now and all I keep hearing is a promise of a call back which never comes. Can't wait to get out of my contract....

Check out took place on 3rd April, deposit FINALLY received on 25th May. Towards the end of my tenancy I was told the deposit would be refunded within 10 working days, clearly that didn't happen. I was told that the refund had been processed on 5th April and would be paid in full as I had left the flat in immaculate condition. So far i've waited over a month for the return of my deposit; quite a bit longer than the agreed 10 days. Admittedly there was a bit of stuff I missed in the clear up, but that was rectified after getting notification. They've charged me £110 to have the property cleaned after my departure, which to me is baffling as we left the house in a better state than when we moved in. Worst renting experience. Woods not only rip you off, but they never take complaints seriously. We have been living with extremely bad mould in our property for a year affecting our health. We contacted Woods who hung up on us, laughed at us down the phone, sent sarcastic emails, and sugar coated what was a serious problem. There's nothing like great customer service and my recent experience with Woods was nothing like great customer service. If I could have given them zero stars I would have done. Utterly inflexible business processes and fee structures which I baulked at ... I have no issues with making a profit but Woods take this to another level. I would never recommend them, in fact I would actively recommend against anyone I cared about using their 'services'....

after reading all these reviews I think we have had a lucky escape!! We viewed the property and then done all the paperwork paid all the extortionist fees.. Waiting round for nearly a week to hear anything about our references etc... In the meantime we kept having our moving date changed .. This happened 3-4 times. 2 weeks before moving date we get told there is a problem with a reference , this problem was rectified but within that hour the let agreed had been taken down and the property back...

RUN AWAY NOW! This lot just do not care about tenants and simply give you the worst treatment possible so that you will leave. This is so they can get your leaving fee and another signing fee. 6 months later, another leaving fee, another joining fee. When something needs fixed it is just "tomorrow, tomorrow.....maybe never" 4 weeks to fix a broken toilet! 5 weeks to fix a leaking ceiling! 7 weeks to fix the internet! Got messed about constantly by this cowboy operation. Arranged a viewing, were traveling a long way to make the viewing as we are relocating. Got a call an hour before the viewing to say that it was canceled. Avoid this agency as a tenant as well as a landlord. The staff is rude and unprofessional (in any branch), they treat tenants like garbage and make you feel unwelcome in your rented home - they are forgetting who is paying them money!! They are always rude on the phone, you wait ages to have things fixed, you can\'t do anything in the house (yes, we should be grateful they allow us to breath at least!), they come to your home when you are not there, the list has no end - just avoid avoid avoid!...

The staff have been rude, whilst on the phone to them they were heard to be slagging us off in the back ground. Promising to have the house ready by a set date then making us homeless for 4 days was unacceptable. Then once we were in the properly it was not complete. No curtains no phone line, all that was promised was not delievered until we had to sort it our self. Staff are rude, unprofessional, lie at every turn. My experience with this agency was awful, I believe them to be con artists. It\'s as if they don\'t even actually want to LET the property that they are advertising. The agency fees are very steep and the way the staff treat you once they\'ve taken your money is a joke. Firstly, their complete lack of flexiblity in times of viewings to the point where I actually had to alter my own work hours to view a property and this was a secondary viewing as they refused to let my partner take the place without me being present as well. Woods Estate Agents is the most unaccommodating agency I have worked with. Whereas other agents (Ocean, etc) will schedule in viewings at times which work for you, Woods runs a strict 9-5 system. If you are working, this agency will not accommodate you in any way. Even if your partner/housemate is able to view in the daytime, they will not allow you to secure a flat unless both parties are present. They seem to have no concept much less understanding of the normal working hours and constraints. ...
