If they entered your property without your permission you are within grounds to sue them. Under the protection from eviction act of 1977 a tenant is not allowed to enter a property without reasonable written notice for anything other than an emergency. Inspections and Viewings are at the discretion of the current property holder (the tenant) and they are allowed to deny access to anyone under the 'quiet enjoyment' clause. Hi Adele, due to there being a period of time prior to your move in where the property had been vacant and building work was being undertaken. The landlord agreed and paid for a professional clean and a professional carpet clean when this became apparent. The bathroom refurbishment also lasted slightly longer than had previously been expected but the bathroom was fully operational from the tenancy start date.
