I booked a viewing 3 or 4 weeks in advance and spoke to one of the agents the week before to confirm everything was ok, as well as a few hours on the day I was scheduled to view the house, only to get called literally 2 hours before the viewing to say that the owner was unsure if they wanted to sell the property or rent it out and therefore they had to cancel the viewing....

We am sorry that the notice was short but unfortunately we had only just received a call from the landlord advising that they are now considering selling the property. We are sure that you would agree that it would have been unfair of us to meet you at the property and then to disappoint you advising that the owner is now considering selling the property. Nothing but praise for Inghams. I live overseas and they took over the letting of my property when the previous agent went bust and we lost a lot of money. They always ask before spending money, I get a statement every month and the money is always paid on time. They always get permission before spending any money on repairs etc. I have had great tenants and the property has never been empty, since Inghams took over the management...

We have been in our property for nearly two years and have never had any issues. From our initial viewings, to signing the contracts, to following up any problems we have had, the response has always been prompt. Easy to contact by phone or e-mail and everyone we have ever dealt with has been really helpful. Used lots of other letting agencies in the past and Inghams is one I'd be happy to use again....

Inghams have managed our 2 properties for 12 years and we have always found them to be more than helpful, efficient and completely reliable. We live in the South of England so it's imperative that our properties are managed to the highest standard to keep our tenants happy. Inghams always consult us when they need to but otherwise make sure our tenants (and us!) our happy....

Agent Fees

AGENTS NOTES
All our properties are to be let on an Assured Shorthold Tenancy for an initial term of six months unless otherwise stated. All rents (unless otherwise stated) are exclusive of all usual tenants outgoings i.e. telephone, electricity, gas, water rates and council tax etc. All tenancy applications are subject to status and references.

TENANT INFORMATION
THE FOLLOWING PAYMENTS WILL BE REQUIRED BEFORE THE TENANCY COMMENCES: -
1. A deposit - this will be a minimum of one month’s rent plus Β£100.
2. Where pets are permitted to reside at a property an additional Β£100 minimum deposit will be required per pet.
3. The first month's rent in advance.
4. To help meet the cost of obtaining references and processing the application, a non–refundable administration fee of Β£195 (inclusive of VAT) is payable when the tenancy agreement is signed.
5. A fee of Β£60 (inclusive of VAT) is payable where a tenancy is renewed with another fixed term tenancy.
Please also note that if at any time during a fixed period tenancy agreement the landlord agrees to allow the tenant to terminate the tenancy early, then a Β£180.00 (inclusive of VAT) re-letting charge will be payable by the tenant before the property is re-marketed.

LANDLORD INFORMATION

LETTING ONLY SERVICE
90% (75% plus VAT) of the first month’s rent. Payable in full on the commencement date of the Tenancy. Minimum fee of Β£360.00 (inclusive of VAT). Plus Β£180 (inclusive of VAT) set up cost at each let.

FULL MANAGEMENT SERVICE
15% (12.5% plus VAT) of each monthly rent. Minimum fee of Β£60.00 per month (inclusive of VAT). All payments due will wherever possible be deducted from rent received. Plus Β£180 (inclusive of VAT) set up cost at each let.

IN-HOUSE COMPLAINTS PROCEDURE
We are committed to providing a professional service to all our clients and customers. When something goes wrong, we need you to tell us about it. This will help us to improve our standards.
If you have a complaint, please put it in writing, including as much detail as possible. We will then respond in line with the timeframes set out below (if you feel we have not sought to address your complaints within eight weeks, you may be able to refer your complaint to the Property Ombudsman to consider without our final viewpoint on the matter).
What will happen next?
Ҁ’ We will send you a letter acknowledging receipt of you complaint within three working days of receiving it, enclosing a copy of this procedure.

Ҁ’ We will then investigate your complaint. This will normally be dealt with by the office manager who will review your file and speak to the member of staff who dealt with you. A formal written outcome of our investigation will be sent to you within 15 working days of sending the acknowledgement letter.

Ҁ’ If, at this stage, you are still not satisfied, you should contact us again and we will arrange for a separate review to take place by a senior member of staff.

Ҁ’ We will write to you within 15 working days of receiving your request for a review, confirming our final viewpoint on the matter.
If you remain dissatisfied, you can then contact The Property Ombudsman to request an independent review:

Please note the following:
You will need to submit your complaint to The Property Ombudsman within 12 months of receiving our final viewpoint letter, including any evidence to support your case.
The Property Ombudsman requires that all complaints are addressed through this in-house complaints procedure, before being submitted for an independent review.
