First moved in, the bins were a state, the green bin was still full and yet in the rental agreement I am supposed to be accountable to make sure all rubbish is gotten rid of at end of tenancy or a charge will be made. When I raised this with them, they suggested it wasn't in their remit to keep the bins to a reasonable standard nor to have them emptied. On top of this light bulbs were missing/not working and the kitchen was disgusting and had to be cleaned top to bottom.
It then took over a month to get them to fix the shower, front door lock and inside door. The only reason they did was because I threatened to go to the ombudsman.12 months later they are yet to fix the back gate lock and handle.
Their inspectors don't know anything about the property they are inspecting, having to ask even simple questions like was it furnished when you moved in?.
My termination email I sent them was not acknowledged for 5 days and then the response email contained extra charges that were incorrect and a month was added on to my tenancy.
All in all a sh*t show. Terrible letting agents, not organised and money grabbers. I presume they charged the previous tenants for the problems and never fixed them and will do the same if I leave in the same state I moved in.
