While 'everyone' says that, our business is structured to ensure that is the case. The clearest example - we pay our staff salaries, not commissions. First, peoples' lives are not commodities to be bought and sold like used cars or photocopiers. Second, if a staff member needs a 'bonus' to do their job properly, they have no place at our company.

So, we employ people whose motivation is to do a good job and to help people through the tricky times of moving home. Of course we sell and rent lots of houses - we don't believe that anyone buys a house they don't like because the agent is a great salesperson, but we can help to you to present your home well if you are selling, and our marketing and follow-up is top class.

If you are buying, we are happy to help find something perfect for you, and we're very happy to advise on price, area and value, even if the house you've found is not on our books. After all, you are moving to our neighbourhood, and we want to make you welcome.

As the senior staff are landlords ourselves, we understand very well that a rental property is a business investment. That means we will give your rental property the best of care - which is great news for tenants, too, because a part of that is resolving any issues to keep the property in top condition and the current tenants happy. Nobody - landlord or tenant - wants the house empty, or falling into disrepair because problems are left to grow.

Landlords (and tenants) might also be reassured to know we don't charge the appalling extras that some other companies add in - so, no charge for 'viewing' for tenants or set-up for landlords; and no charges for (usually unnecessary) contract renewals.

What agent could do to change your mind?
I'd rather have clicked a 'maybe' option, but that wasn't available. The process of arranging the tenancy was appalling, which is why I wouldn't recommend them. That said, the moron we dealt with was obviously pretty new and seems to have disappeared pretty quickly, so perhaps this was atypical. Making us travel across the country to sign the tenancy was entirely unnecessary and extremely inconvenient.

Thanks for taking the time to post a comment, albeit, as you say, mixed. It's hard to offer a direct response because we do not know the tenant/client involved, and the circumstances don't reflect either our policies or experience - we'd certainly have no problems in sending and receiving contracts by email/post/scan, so perhaps there was some misunderstanding at work, here. We do, of course, respond to calls and emails as quickly as possible, so again this might reflect a failure of messages ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

In the first instance, we would encourage customers to deal frankly with whichever staff member they have been speaking to. We operate on a policy of honesty, openness and full disclosure.

If we have inadvertently done something that you are not happy with, we would far rather that you raised it with us, so that we can take appropriate action, whether that be undoing something done in error, or explaining something done with a purpose that you were unaware of.

If you are not happy with the outcome, then formal complaints should be made in writing to Melinda Fonda, Managing Director, Underhill Real Estate Agents, 67 South Street, Exeter EX1 1EE.

The complaint will be treated with the utmost gravity, either by Melinda in person, or if she has been involved in the events leading to the complaint, by one of the other Directors. A final viewpoint letter will be issued by the company after a thorough investigation.

In the event that matters are still not addressed to your satisfaction, we are subscribed to The Property Ombudsman scheme, and adhere to their procedures.
