This agency, and the landlords they protect and represent, are extremely unethical. I was shown a different flat than the one that was available because the agency could not obtain keys. Being an expat, I did not know the risks related to this. Upon moving into the flat, it was apparent it had been completely destroyed by the prior tenant. It took 2 months to surrender the tenancy. The only thing worthwhile thing the agency contributed was finding a new tenant and even that itself was a painful process. The agency tried to charge me fees to re-let the flat even though their lack of professional due diligence is what led to the need to surrender in the first place.

This agency, and the landlords they protect and represent, are extremely unethical. I was shown a different flat than the one that was available because the agency could not obtain keys. Being an expat, I did not know the risks related to this. Upon moving into the flat, it was apparent it had been completely destroyed by the prior tenant. It took 2 months to surrender the tenancy. The only thing worthwhile thing the agency contributed was finding a new tenant and even that itself was a painful process. The agency tried to charge me fees to re-let the flat even though their lack of professional due diligence is what led to the need to surrender in the first place.
While I still had possession of the flat, the agency allowed contractors to come in and remove the carpet and replace grout in the bathroom without notifying me beforehand. The contractors left behind a mess that the agency tried to charge me to have cleaned.
Further, the check out inventory claimed several of the items that were damaged by the prior tenant, and included in the check in, were my responsibility. I am still battling with them to get my deposit back. I also paid rent for the full month, in accordance with my tenancy agreement, when I only had possession for part of the month. I'm still trying to get the overpaid rent returned to me.
Needless to say, please avoid this agency if you can.

Absolutely shocking conveyancing service.

Absolutely terrible service for tenants, avoid using Stirling Ackroyd completely if you can but especially this branch , their tenancy contracts are made to benefit/safeguard landlords and themselves and exploit tenants. We had a terrible experience dealing with them, the nightmare stories you hear about estate agents come true in this case for us. Viewed a flat with them, made the offer, got accepted a month in advance of move in date, made the payments they asked for and then no word from them for 3/4 weeks with us chasing to understand whats going on. We were told they have a queue of processing contracts based on priority. Then 1 week before after an angry email they come back to us with a draft contract heavily in favour of the landlord which we dispute and ask for a compromise to be told that nothing will be changed and if we cant reach an agreement we can forget about our deposit. These guys are one of the worse type of agents we have come across so far in our experience. They used a delaying tactic to force us into signing a contract, we will never be using them again and will strongly encourage all friends and family to avoid them like the plague.

1.5% + VAT is a lot of money given London property prices. However, it's reasonably competitive and they do know the Shoreditch market, so I would recommend.
