Dear Adam, the property was professionally cleaned before you moved in but unfortunately the cleaners missed a couple of minor items and returned promptly to clean them. Cleaners do not move furniture items to clean under. The maintenance issues were resolved. The only proposed deduction was for a light clean at £100, there was no proposed deduction for scuffed walls. Most Stewart Oliver tenants get their full deposit back as they respect the property and do not cause damage. In this case the whole carpet has to be replaced due to heavy makeup stains as well as the bathroom ceiling being painted due to lack of tenant ventilation and other tenant damages. Firstly yes we have an ongoig complaint against your agency. What are you trying to say here? Secondly i haven't mentioned any where that you have got anything fixed. All you have done is harassed us throughout the year. When you say landlord's funds: you have shown landlord that you got things done in the property whereas the things have not been fixed. Eg. The purpose of the DPS is to arbitrate if tenants do not agree with proposed deductions. We also use an independent inventory clerk (absolute inventories) to ensure that the check out is fair. If a tenant causes damage and leaves a property unclean then deductions from the deposit will be proposed. Wear and tear is never charged to a tenant. We always respond to emails and advise of the DPS procedure if a tenant wishes to dispute deductions ...

We use the services of an independent inventory clerk (Absolute Inventories Ltd) and deposits are protected and held by DPS in order to avoid disputes.
