Meh; In the middle, £440.00 for a 2-bed. Pays for a good service and issues are dealt with quickly, but could benefit with being marginally lower to not put off potential customers.

What agent could do to change your mind?
Courtesy when contacted would have been a good start, responding to emails in a timely manner, visiting the property once in a while, using the inventory to check tenants in and out of the property, making sure that the people occupying the house were the same people named on the tenancy agreement, getting repairs done properly and checking them when completed, informing me before getting a new tenancy agreement signed, advising me when rent increases etc should be considered, making regular maintenance checks and ensuring that tenants were caring for the property, being aware of five people living in the house let to three, advising me of a safety issue of a thorny shrub that had overgrown onto a footpath instead of the council having to inform me.

What agent could do to change your mind?
- dealing with maintenance problems within a reasonable period of time (i.e. during the tenancy) - responding to email enquiries in a polite and professional manner, providing the requested information, and treating tenants as paying customers rather than products. - communicating verbally in a polite and professional manner. I.e. Not stating that requiring housing benefit for a period of 1 month would cast "aspersions on [my] character" or accusing tenants of being rude when making a complaint. - adherance to the Data Protection Act (i.e. not sharing tenant's personal information with others)
