Mark Cathro verbally agreed to sell our fathers house with fees of 0.9% however when our bill was issued we were charged 1%. When we queried our bill he denied saying this, there were 4 family members in the house when this figure was agreed. Very disappointing and unfair to a grieving family....

This was an genuine error which has been rectified- happy to say we have organised the refund to the Banks family. Again sorry for any added stress this may have caused at this time.....

Terrible organisational, customer service and communication skills. Very inefficient, unprofessional and lax. Arranged a viewing for a flat which I had to take time off for. They didn't show up and when I called they said the viewing was a different day than they had previously arranged with me. I then turned up to new time and was interested in flat and told agent. Would not recommend merchant lettings to anyone. Me and my partner paid a month and a halfs rent upfront , which is the usual , also £192 admin fees ( which is illegal , this was confirmed by the council and shelter ) £24 for a guarantor before signing the lease we quizzed them on all the charges we had to pay to get the flat , the company advised us that it Was not illegal. I have had two flats with Merchant Lettings. The first one they charge astronomically high admin fees yet very rarely fix everything, but overall they mostly kept out of the way (to the point where they even told me it was my responsibility to get my deposit off the new tenant!). The second flat we received the flat dirty but in the lease we were told we had to pay for it to be professionally cleaned to get our deposit back. We\'ve experienced them both when buying and also when deciding who to go with to sell. I wouldn\'t touch them with a barge pole. So unprofessional. Left them countless messages to view properties and they never came back. To top it all Mark came round to value our hse when we started looking to buy on their insistence and when we were finally ready to sell. We will never be returning to Merchant Lettings after our awful year with them in an awful flat. When we moved in the place was disgusting, all 5 of the tenants had to sleep on the floor in the same room for the first week because it wasnt ready, we had to clean everything because it was disgusting and one of us even had bird faeces on their mattress and other furniture. Left without heating for 3 months! Verry arrogant and have the "I\'m better than you" atttitude.Also when I left I left never got a penny back despite the house being spotless.would never let a house from this company again...

I would definitively not use this agent again for selling my property for the following reasons: - In Aug 2008 I put my flat on the market instead of renting it as advised by a Slater Hogg & Howison agent. Indeed they told me it could reach a certain price (which was my determinant factor to put it on the market - note I made it clear to them I didn't have to sell). All they had tried with me is over price the house evaluation as to gain max commission based on original valuation and not the selling price. £85000 they valued over this but now feel i should be selling around £65000 i constantly emailed Slater in Livingston and asked to be formally contacted only by email as to record their antics. They were not happy with this and cancelled the contract as i was unwilling to keep dropping price and ecept phone communications or drop price threw lette....
