With regard to the cancellation regulations it is important to bear in mind where and when the contract is entered into, i.e. if it is an 'on premises contract' this is not applicable, and there is no right to cancel, but it is if it is 'off premises' (i.e. signed at the property with you there and then) it does apply. We take this kind of allegation very serious and would like to investigate further as per our complaints procedure. After looking into this and speaking with the lettings manager who advises me she hasn't had any such conversation, I would ask you to contact me so I can investigate further. As a firm licensed by the National Approved Letting Scheme Sanderson James aims to provide the highest standards of service to all landlords and tenants, but to ensure that your interests are safeguarded, we offer the following:

If you believe you have a grievance, please write in the first instance to Jennifer Drinkwater at the address below:

The grievance will be acknowledged within 7 working days and then investigated thoroughly in accordance with established “in-house” procedures. A formal written outcome of the complaint will be sent to you within 21 days. If we require longer than this timescale we will advise you in writing and confirm our revised response date.

If you remain dissatisfied with the result of the internal investigation, please contact Gemma Lawlor(Bailey) the Area Manager who will review the complaint, at the address below:
