Michael project managed a refurbishment of a semi-derelict property very well. He gave me confidence that the (for me) considerable sum of money (c. ‚£20,000) would be well managed. I'm very impressed with the results in that short period of time to do the refurbishment at 47 BROADLEA ROAD BURNAGE. this is the worst service i have had asked for a viewing on a rental property 4 times via Rightmove, no response, no call. Poor service, poor company, would not use even if the right property was with them. total shambles. Feels sorry for the landlord and there sellers, who pay there fees and get this as a service....

I cancelled a contract with them within a couple of days of signing a letting agreement. Current regulations state that an agreement with a letting agent can be cancelled within 14 days. Ever since then, they have hounded me for 300 GBP and have made threats which have certainly confirmed my opinion that they are certainly unprofessional cowboys that should not be approached as a landlord nor a tenant....

With regard to the cancellation regulations it is important to bear in mind where and when the contract is entered into, i.e. if it is an 'on premises contract' this is not applicable, and there is no right to cancel, but it is if it is 'off premises' (i.e. signed at the property with you there and then) it does apply. However in your circumstance, we simply emailed it over for your consideration, the ARLA guidelines do not cover this circumstance specifically, but the intention of the regulat....

The most aggressive estate agent I have ever come across they are very dishonest and non transparent when it comes to their fees, charges and terms and conditions have no sense of customer service will not even acknowledge their mistakes let alone do something about it had to take them to The Property Ombudsman run a mile they left me so distressed....

Dear Maria, I am pleased to advise that the outcome of the Property Ombudsman's investigation which was finalised in October 2015 further to reviewing all communication and the agreement between us, was 'No award or remedy is required of Sanderson James'. Your request for a refund of the fee's which you believed were misleading was not upheld. I bought a property from them recently in July 2014, really good reliable, honest service. I was a first time buyer and they helped me all the way, they gave me mortgage advise, also the property I bought needed work so they even refereed me to their maintenance team which deal an excellent job my house at a very cheap price. Never been made to feel so low by the manager after complaint and complaint regards to damp mould curtain poles falling down I asked to speak to her then she brought me to tears she shouldn't be allowed to trade in this market as she has no social skills and clearly has no customer service she makes people feel like there nothing just because I'm renting. do not rent off this company it's a sham...

We take this kind of allegation very serious and would like to investigate further as per our complaints procedure. After looking into this and speaking with the lettings manager who advises me she hasn't had any such conversation, I would ask you to contact me so I can investigate further. I can not locate you on our system as we don’t have any repairs listed for damp/mould and curtain poles falling down, we only have two properties in Levenshulme with a rent of £600 and both these te....

The worst agency I have ever come across. When we first began the renting process the paperwork took a very long period. The staff have no customer service skills. All very bitchy and rude. When we moved in the house was not clean and was forced to clean it ourselves. Also property in poor condition and would refuse to fix it l. E.g toilet was broken for a week. Sanderson James is perhaps the worst letting agent I have ever dealt with. They took days connecting us with the landlord when we were looking, too days getting the lease agreement together, had us make multiple trips to the central office rather than allowing us to come into a local office and frequently were inefficient, didn\'t have paperwork ready, couldn\'t find things (like keys) etc. When we moved in, the landlady discovered that work she had gotten done through Sanderson James had not ...

CUSTOMER COMPLAINTS HANDLING PROCEDURE
As a firm licensed by the National Approved Letting Scheme Sanderson James aims to provide the highest standards of service to all landlords and tenants, but to ensure that your interests are safeguarded, we offer the following:

If you believe you have a grievance, please write in the first instance to Jennifer Drinkwater at the address below:

The grievance will be acknowledged within 7 working days and then investigated thoroughly in accordance with established “in-house” procedures. A formal written outcome of the complaint will be sent to you within 21 days. If we require longer than this timescale we will advise you in writing and confirm our revised response date.

If you remain dissatisfied with the result of the internal investigation, please contact Gemma Lawlor(Bailey) the Area Manager who will review the complaint, at the address below:
