I find the fees for the Guarenteed Rent scheme right for the service. Although less than you get from non guarenteed, if you have have a tenant that moves out every 6 months, you actually receive more net income.

I have used Pinewood lettings for the last three years to secure tenants for my 3 and 2 bedroom properties. The customer service is fantastic and I am always kept fully up to date with all viewings and progress feedback. The adverts for my properties goes up within hours of the photos being taken and viewings tend to follow very shortly after. Excellent helpful service from Sherrell! I need to reclaim my rental house after a few years to move back in and I was really concerned about giving my tenants notice as they have been great. Sherrell did all the paperwork for me and also contacted the tenants to explain the situation before they received the paperwork. This is a factual review of our recent experience with pinewood property. As ex tenants for pinewood property we were very disapointed with the service. At the check in appointment they didn't give us the french door keys and said they would chase up the office for the correct ones, then when we enquired for these we were told we had been given them. I have been extremely impressed with the management and regular reports that I receive regarding my property. Scott has kept me completely informed and has always been a pleasure to deal with. Any maintenance issues have been resolved swiftly with minimum fuss and advice and assistance given. Failure to Pay The Last Month Rent Β£40.00 (inc VAT)

Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due

Professional Cleaning (if required) Β£20.00 (in VAT) per hour which will be deducted from the Security Deposit
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
