Really dreadful firm. Our fees for the fully managed service are £450 letting fee, £50 deposit fee and £200 resigning fee and 10% management fee, all fees are plus vat. We do not charge any additional fees, all our services include check in inventory, inspections, tenant referencing and check out reports. Should you choose to instruct us to manage your property I can assure you a 5 star professional service that will suit all your needs and put the onus on us to take the day to day running out of your hands. Tenancy Agreement

Tenancy agreement: Philip James DO NOT charge tenancy administration or agency fees to tenants in order to rent a property through them, in line with the tenant fees act 2019. A holding deposit equivalent to 1 week worth of rent is payable to Philip James upon an offer and pending application being accepted on a property. For example, if your rent is £500 per calendar month, the holding deposit would be £115 (500 x 12 months, divided by 52 weeks in year, rounded down to the nearest £5.) Once Philip James have completed tenancy referencing, a further 4 weeks’ worth of rent is to be paid as the remaining holding deposit, therefore 5 weeks rent in total. Where applicable, Philip James will register the deposit monies with a deposit protection scheme. Philip James do not charge tenancy administration or agency fees for check in or check out processes, in line with the tenant fees act 2019.
