Never seen such an incompetent and unresponsive estate agent especially their letting department.
No matter how many emails you have sent them as a landlord, they do not bother to reply or call back.
To top that up they constantly sent you the incorrect rent and do not deal with the tenants in a timely and professional manner. Fed up with them and going to terminate their contract now. We don't know why we are paying for the management fee if I have to chase them.

The customer service is horrendous. Where to start, complete lack of understanding about the market, zero communication, multiple people emailing me with no consideration of emails or not even the decency to pick up the phone.
When it came to a rent review, no guidance was offered on surrounding properties, something that is done really well by purple bricks.

The problem with these smaller estate agents is they are all about volume and most likely don’t take the time to check if properties are in a suitable entirely working condition before letting them out. It’s all about getting people in and getting the rent in. Within 2 weeks of me moving in my flat flooded twice. It’s a recurring issue that doesn’t leave us feeling that this is a place we can be at ease for the next year. There is no way to contact the landlord which isn’t helpful. The only saving grace the customer service has been brilliant, a young lady called Jodie Finch has really tried her best to help us with our issues but issues like this really should be checked out prior to moving in.

The worst service I have ever received. They rented me a 'botch job' flat in Manchester knowing about an issue with the building that meant all the flats were damp.
According to neighbours that watched it happen, they simply painted over a wall of mould.
After a couple of weeks of moving in the mould started coming through and we got a pest infestation. The mould and pests cost me hundreds personal damage, despite also charging me £750pm for a one bed in Spectrum.
They got pest control in, whom explained the thousands of book lice in my bed side tables was because someone dry walled over mould.
They said they couldn't do anything because my landlord was a resident of China and would not respond to any messages. Strangely, despite the obvious problems this would make, this did not stop them working for this landlord.
After months of worsening mould, health and mental problems, and a battle with the council, agents, solicitors and various advisers they decided £500 compensation was all it was worth. I was also unable to terminate my contract early as they couldn't reach the landlord. After much more discussions and weeks of trying they finally agreed it was right to let me leave early.
In this time, they lied to me on several occasions about their knowledge of the problem and who was also a tenant of Philip James in my block. It turned out 3 out of 4 of my neighbours were Philip James. One moving in only 2 months before I moved out and 6 months into my own personal battle with them... which proved their dishonesty, as they knew, through a damp inspector, there was a problem with the building months before that.
I implore anyone to never use this service. They are crooks.
This is the short version of a worse story...

I have been renting through Philip James Partnership for a couple of years now, and have been generally happy with the service. The communications from the agency have always been prompt and to the point, and there was never a problem that could not be solved.
There was a bit of a mix up with locating the car park spot associated with the property which was later resolved, as well as a few notices that I would have someone check on the property though those people never materialised.
Other than that, I had good experience with Philip James Partnership when it comes to letting a managed property.

Tenant Management Service
Our fees for the fully managed service are £450 letting fee, £50 deposit fee and £200 resigning fee and 10% management fee, all fees are plus vat. We do not charge any additional fees, all our services include check in inventory, inspections, tenant referencing and check out reports. Should you choose to instruct us to manage your property I can assure you a 5 star professional service that will suit all your needs and put the onus on us to take the day to day running out of your hands. Tenant Fees
Tenancy Agreement
Tenancy agreement: Philip James DO NOT charge tenancy administration or agency fees to tenants in order to rent a property through them, in line with the tenant fees act 2019. A holding deposit equivalent to 1 week worth of rent is payable to Philip James upon an offer and pending application being accepted on a property. For example, if your rent is £500 per calendar month, the holding deposit would be £115 (500 x 12 months, divided by 52 weeks in year, rounded down to the nearest £5.) Once Philip James have completed tenancy referencing, a further 4 weeks’ worth of rent is to be paid as the remaining holding deposit, therefore 5 weeks rent in total. Where applicable, Philip James will register the deposit monies with a deposit protection scheme. Philip James do not charge tenancy administration or agency fees for check in or check out processes, in line with the tenant fees act 2019.
