Tenant Fees

Once we’ve found your perfect property, you may wish to make an offer. Once that has been accepted by the landlord, you will need to pay a reservation fee (normally equal to two weeks’ rent). We will then start preparing the tenancy agreement, sorting references and getting things organised for your move in day. Sorry, you’re on your own with the packing though.

Usual tenancy charges are shown below but they can vary depending on the agreement we have with the landlord. It is always best to check with us when making an offer.

Here is what you should expect to pay for the majority of lettings:

All fees are inclusive of VAT



The tenancy agreement fee covers the administrative costs in the creation of a contract for your tenancy, as well as the administration associated in registering your deposit with The Deposit Scheme (DPS).

The cost of referencing is carried out by an independent referencing company who check your credit status, previous or current employer, current or past landlords as well as other information to assess the affordability of your tenancy application.

Ordinarily the check out fee is covered by the tenant and the check-in fee is covered by the landlord (this can vary). These are carried out by an independent inventory company.
