We do not assume that the way to sell a property can be performed just by adding it to a property portal; we believe it also begins at the point of valuation. Get that wrong and everyone wastes their time
and a good appraisal is crucial to getting it right thereafter.
If you want to add your property to a high street agent's lists, to sit in their window for a week or so, then be relegated to the interior in favour of the next new instruction for the commission-driven agent then that's your prerogative. You'll pay twice what we charge and we genuinely try to get the best price for your property. After all, the more you receive, the more we do too. Everyone's happy and that's just how we like it!

I had a shop and family home to sell and had a commercial agent for one and a residential agent for the other. Neither seemed to do well. After 5 months I was told of Open House by a friend whose hotel they had sold.

We do not charge anything until the property sells. We include a FOR SALE board but an Energy Performance Certificate (if necessary) can be arranged by you or we can offer at a reduced fee of between £45 and £75 depending on the size of your property.
We sell property and we are good at it but we do not sell you other products that we are not experts in. If you need a lender, surveyor or a legal team we recommend but we do not insist you use them.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
