the boilers were not working as there was a switch which apparents mr kash shah was also not aware and he had not told us .When we called at his office his assistant told that she will ask window guy to just help us.He then calls us abuses us and then try to put bill of faulty window on us.
earlier there was gas leak and we had called british gas person who detected a leak this guy is abusing us for reporting the leak.
this guys aim is to take maximum money out from you and put all teh bills of his property flaws on teh tenant.

very bad in compare to the service he provided. in the same fees i been getting much better service with my local high street agent. don't even thing of going for this online agents.

Very poor service and very bad professional approach by the OpenHouse online estate agents at South harrow branch in London.
my whole experience with them was just like worst nightmare as landlord.
* rent was never paid on the date in the contract. multiple emails are not answered asking for rent.
* full agent fees are taken at the beginning of the yearly contract and after first quarter no service is provided, never payed fees back. i have ended up paying fees to other agent as he refuse to give service.
* deducted £1000 from the rent without concerning me for work not done at the property. That was exposed when we did quarterly inspection of the property. where agent admitted that the work was not done.
* Rent deposit is not been returned nor the dispute is settled, i have made multiple complaints but no response.
* even after 10 weeks action is taken for my complaint. Agent is paid so he is not bothered about my loss as landlord or inconvenience caused to me.
* Neighbors complained that the property was many times occupied by more then 10 people, while contract was only for one family of 4. 2 adult and 2 kids.
* agents did not bother when tenant did damage to property and furniture.
* tenants made mess in the property,did not at all maintain the property which made me spend over £2000 to get to the standard.
* microwave, very good quality matters is stolen. dining table, bad frame and wardrobe is completely damaged to the irreparable level.
* even after multiple complaints to the head office and agent, no one responded to the complaint. even after 10 weeks of the official complaint no response from any one.
List is endless to complaint.
My personal request to all is not to go with this online agency.
They are not at all reliable.

Don't touch these people... they don't understand the words customer service. Worst Service ever. Stay Clear you have been warned. Very good at talking just not delivering! Once you go and and get Real service from a Real Estate Agent and not some kid who thinks he knows it all you then appreciate... Read Full Review

I was looking for a property to rent and visited so many agents and not found helpful to me however when I found Open House marketing on RightMove and my experience with Mr. Kash Shah and his team was wonderful. I was looking for a property to rent and did visit lot of agents and was not happy as it was very stressful with a way most of them deal with potential customers, however when we found Open House marketing few flats which was offered on rent. I made an enquiry through rightmove and the agennt was very prompt on responding to my enquiry and booked me viewing even at my convenience even though it was Sunday. I found the overall service was excellent. My queries were dealt in a very professional manner and have got me a home I was looking for. I would definitely recommend this agent to others and would like to wish Mr. Kash Shah all the best with his career.

We were looking for perspective tenants for our flat in Wembley and were contacted by Mr. Nick Mehta who introduced Open House Services to us. To begin with I was reluctant to use their services as we had had a very bad experience with an estate agent we previously used ; however, Mr. Kash Shah pleasantly surprised us and demonstrated that there are good agents out there. Kash was professional and approachable and assisted us in finding a suitable tenant for our flat. He is a hard working individual who is full of enthusiasm. He is responsive to your queries and is someone you can trust with your property. I am fully satisfied for the level of service we received and highly recommend Kash and their agent to future clients. Kash has great potential and I wish him good luck with his career.

I am extremely pleased with the service provided to us by Mr Kash from the beginning. He is very approachable and always with a positive attitude. I have dealt with many estate agents before but never came across a person like Mr Kash who is so professional and down to earth. I was intially reluctant to use services of a property agent; however, talking to Nick Mehta, provided me with some assurances and agreed to give them a chance. I must say from start to handing over the property to signing off the tenancy agreement has been efficient, professional and above all hassel free. There was no hard selling or trying to give me any alternative to what I wanted. The most important aspect being the rent, deposit was swiftly sorted out and deposited in my account well before the tenancy. I was impressed by the high quality services provided by them and would certainly use them again and recommend them to friends and family as well.

I am a landlord renting various properties in Wembley and surrounding area. I have always used the same 2 local agents to rent all my properties. One of the agents there called Kash Shah left one of the agents to work for the other and then left to work for an online agency called Open House. He has since been emailing me and calling me constantly asking me to give him my properties which I am not prepared to do. I have always been happy with the agents I use and have no desire to hand my properties to some online company that no one has heard of. I feel that Kash Shah has hounded me and also taken my personal details with him which surely is against data protection. He is totally unprofessional. I believe from speaking to my agents that he is being sued already by both companies and is being taken to court. I appreciate agents are always keen but Kash Shah is too much. He is too persistant and has also made many bad remarks about the agents he himself used to work for. People like him give agents a bad name.
