What agent could do to change your mind?
The estate agent needs to consider the quality and ability of its staff with whom landlords and tenants regularly deal with. Basic knowledge of landlord/tenant relationships should be a prerequisite not a 'beneficial but not essential' requirement. Conduct their business with honesty and integrity in relation to both the landlord and the tenant. Ensure that detailed check-in/out reports are conducted. Any ambiguities will eventually be interpreted in a tenants' favour (the UK is s 'pro-tenant' jurisdiction).
