All the staff at Northwoods are very good and extremely helpful. Whilst renting with them, I had a few issues with my property and they were very quick to sort things out and kept me informed throughout. from the very first point of contact we were met by a very friendly and professional team member by the name of Andy O'Sullivan. He met us at the property to do the viewing and was very informative and efficient in the progression towards tenancy. I sought to use Northwood on the guaranteed rental scheme for 12 months as I found myself being an accidental landlord and couldnt sell my flat. The service offered by NW pays a monthly fee (obviously a degree below the rental value) every month regardless of whether there are tenants in or not. The agents at Northwood Bournemouth, have always, been friendly ,and helpful. They explain everything clearly, and the inventory is done really thoroughly. Dan & Rachel were absolutley amazing in helping us find our new home and explained everything to us in detail and in a way that completely put us at ease. I am glad that I have just signed up with them to rent my current property in Boscombe. The staff is very helpful and I do hope they are going to solve my current problem in a manner of time (which is not a very big issue at all but for me it is important). For the first times they didn't respond me back to my first 2-3 emails but after these I have received their answers very soon (in 1-2 days) when I asked for some help in emails later on. Fees

Tenant Fees

When you decide to rent a home, you need to budget not just for the monthly rent and household bills, but also the initial costs. Your agent will normally ask you to pay a deposit and an administration charge in addition to the rent.

Deposit

The value of the deposit may vary depending on your personal circumstances, but will be equal to at least one month’s rent.

When you find a property that you like, the agent may ask you to pay a reservation fee in order to process your application. The amount of this payment will form part of the total deposit if your application is successful.

This payment is non-refundable should you not wish to progress with the application, but will be returned to you in the event the landlord is unable to proceed.

When the tenancy starts, you will be asked to pay the balance of the deposit less any reservation fee paid already. This payment must be in cleared funds to enable the tenancy to commence.

Administration Charge*

Once your offer is accepted, we ask you to pay an administration charge to cover the costs of referencing and initial checks, and a contribution towards the preparation of the tenancy agreement and inventory.

Our charges are:

I. Single person: Β£180.00 inc. VAT
II. Couples: Β£240.00 inc. VAT
III. Additional applicant: Β£120.00 inc. VAT

* This is a non-refundable payment, should you not proceed with the tenancy we reserve the right to retain your reservation fee to meet any reasonable costs or loss of rent whilst the property was withdrawn from the market. This may apply whether you withdraw from the tenancy or are unable to proceed due to adverse references.

Other charges

Depending on your personal circumstances and the progression of your tenancy, we may also ask you to pay other fees and charges. If we do, we will explain these to you at the time.

Guarantor

If you are a student, are unemployed or on a low income, you will need a guarantor. We will charge a fee of Β£0.00 inc. VAT for carrying out reference checks on the guarantor.

The guarantor will be asked to read your tenancy agreement and sign a guarantor agreement before the tenancy starts.

Renewal Charge

Tenancies are normally renewed every six months. Each time you decide to renew the tenancy for a further term, a charge of Β£45.00 inc. VAT will be made. This amount is payable in advance, and must be received prior to a new contract being signed.

A check out fee may apply depending on the type of property, please check for clarification as this fee may vary.


Please note: at times we may accept payment for some of these fees by credit card. Should this be the case, there will be a charge added to reflect the amount that we will have to pay for the transaction. We will always tell you if we have to make any charges when accepting payments.

Complaints Procedure

Northwood aims to run a high calibre lettings and estate agency business. Whilst we do our best to operate in a professional way and to the highest standards, it is possible that you may be unhappy about how we have dealt with a particular situation.

We have a standard procedure for handling complaints which is as follows:

1. Making an initial complaint

Each office is independently owned and operated and has a local Director who will be, in part or in whole, an owner of the branch. In the first instance your complaint should be directed in writing to the local Director. He or she has an honest and sincere desire to resolve your complaint as soon as possible and should respond within ten working days.

2. Making a formal complaint

If for whatever reason you remain dissatisfied then you should write or email us. Please provide full written details of your complaint and copies of any supporting evidence. The Complaints Officer, who will provide an independent review of the complaint, will investigate your complaint.

3. Receiving your complaint

We will acknowledge the receipt of this written complaint within three working days and explain our process for resolving it.

4. Resolving your complaint

We will then investigate your written complaint as soon as possible and write to you as soon as we have completed our investigation. This process should take 15 working days. In our letter (the final viewpoint letter) we will explain:
?The outcome of our investigation
?What we will do to put things right if we have made a mistake


5. Property Ombudsman Review

If you are still unhappy at this stage, you have the option to take your complaint to the Property Ombudsman within six months of the date of the final viewpoint letter. The Property Ombudsman will not investigate any complaint that has not followed the in-house complaints process. Further details of the Property Ombudsman are available at tpos.co.uk
