I have been with Northwood UK on the guaranteed rent scheme for the past 4 years and I can honestly say that am very pleased that I signed up with them. I need a regular income so the guaranteed rent scheme is ideal for me. Being out of the country means I have to have a trustworthy and reliable agent that deals with all issues surrounding maintenance and repairs in a prompt and efficient manner. The staff at Northwood were brilliant they handled my property for me as landlord when I let it, then sold the property when I needed to sell it. Their fees are low and the proffessional helpful manor is second to none. I would fully recommend Northwood as a landlord and for selling property also....

I have been a landlord with Northwood for many years now and I can honestly say they are the best agency I have ever been with. With previously having difficultly with a tenant in the past I was hesitant with renting my property out with Northwood. After hearing about the guarantee rent they had to offer, I was therefore reassured that this was the most hassle free way of renting which was most defiantly true....

I rented a property from northwood for a year. It was a pleasurable experience. The staff are conscientious and willing to go the extra mile. I had a short amount of time to find a property initially and they helped in every way possible. I wouldn't hesitate in using the company again and I would recommend them to anyone looking to rent....

I rented with this agent for 4 years on and off and I would not hesitate to contact them first when needing somewhere to live in the future. I had unfortunate personal circumstances which meant I had to move, but found the agent to very understanding and helpful. I would recommend them any day....

Shocking service, very unprofessional and would not recommend anyone to use them. Moved into the property which I was told would be professionally cleaned but it was filthy and was told by the staff to get a cleaner in to which I had to pay £150 for. Then I had no hot water for the first 3 months of living there, which they wouldn't do anything about, so I had to contact my landlord myself. 1. I informed Northwood about the toilet and water on 07/04/14 along with a few other things e.g leaking taps. - I was told by a member of staff that the toilet would be looked at and to give the water time to warm up. - 22/10/14 The toilet was picked up in an inspection because I pointed it out to them. - The toilet was then fixed almost three weeks later, due to me ringing several times, as I had found out that it was against the health and hygiene law. 2. Rented house out with agent at the beginning of the summer, had trouble confirming move in date as previous tenant didn't leave when they were supposed but would get daily calls from the agent to ensure we were kept up to date with the progress. made sure the house was ready for us to move in at the first possible opportunity and was all clean and tidy despite it being a quick turn around. Tenant Fees

When you decide to rent a home, you need to budget not just for the monthly rent and household bills, but also the initial costs. Your agent will normally ask you to pay a deposit and an administration charge in addition to the first months’ rent. A full breakdown of our fees can be found further down this page.

All fees include VAT where applicable.

Holding deposit / Reservation
When you find a property that you like, the agent may ask you to pay a holding deposit or reservation in order to process your application. The amount of this payment will form part of the total deposit if your application is successful.

This payment may not be refunded to you if you decide not to progress with the tenancy application*, depending on the time that has passed between you submitting your application and withdrawal. It will be returned to you in the event the landlord is unable to proceed.

When the tenancy starts, you will be asked to pay the balance of the deposit+ less any holding deposit or reservation paid already. The value of the deposit may vary depending on your personal circumstances, but will be equal to at least one month's rent.

This payment must be in cleared funds to enable the tenancy to commence.

* Should you not proceed with the tenancy we reserve the right to retain your holding deposit or reservation to meet any reasonable costs or loss of rent whilst the property was withdrawn from the market. This may apply whether you withdraw from the tenancy or are unable to proceed due to adverse references.

+ A deposit is a sum of money taken to be held as security for the performance of the agreement and can be used against any costs or damages at the end of your tenancy as detailed in your agreement.

Administration Charge*
We will ask you to pay an administration charge to cover the costs of referencing and initial checks, and a contribution towards the preparation of the tenancy agreement and inventory.

* This is a non-refundable payment. Please note that the administration charge may be payable in instalments, however, the total amount will not exceed the amount shown above.

Guarantor*
If you are a student, are unemployed or on a low income, you will need a guarantor. We will need to carry out reference checks on the guarantor and charge a fee for this and the administrative work we do.

The guarantor will be asked to read your tenancy agreement and sign a guarantor agreement before the tenancy starts.

* This is a non-refundable payment.

Renewal Charge
Tenancies are normally renewed every six months. Each time you decide to renew the tenancy for a further fixed term, a charge will be made. This amount is payable in advance, and must be received prior to a new contract being signed.

Late Payment of Rent
We reserve the right to charge a fee for chasing any rents that are received more than three days late from the due date.

Early release from tenancy
If you want to leave the property before the end of the tenancy, the landlord may agree to this, but may ask you to continue to pay the rent and all household bills until the date a new tenant moves in or your tenancy comes to a natural end, whichever is the sooner. You may also be asked to pay reasonable costs in re-letting the property.

Mortgage/Landlord references
We are normally pleased to provide a reference for the above purpose. To cover our costs in administration we may charge a fee for this service.

Check out
We may charge a fee for the Check Out appointment.

If we are unable to complete the agreed Check Out appointment due to unreasonable delays by you on the day of the appointment, you may also be charged to cover our reasonable costs. Please also note that rent is payable until the day you move out of the property and surrender the keys.

Arrangement Fee
If we need to arrange for any work at the end of the tenancy because of damage to the property caused by you, we will charge you an arrangement fee of 10% of the cost of the work. This is subject to a minimum charge.

Overpayment of rent
We do not have the authority to cancel your Standing Order at the end of the tenancy and this is your responsibility. If we need to refund you rent because you have not done this, we may charge you an arrangement fee to cover the cost of administration.

Please note: at times we may accept payment for some of these fees by credit card. Should this be the case, there will be a charge added to reflect the amount that we will have to pay for the transaction. We will always tell you if we have to make any charges when accepting payments.

All our fees are shown inclusive of VAT where applicable.

Guaranteed Rent
If you are renting your property to us on the Guaranteed Rent Service, we will not charge you any fees at all.

Charges will apply for our other services, please see the table below for details of these.

Set Up Fee for Fully Managed and Rent Collection
When you first instruct us on either of these schemes you will have to pay a Set Up Fee. This fee covers all the cost of advertising, finding a tenant, compiling the inventory and drawing up agreements etc. The Set Up Fee is payable each time you instruct us to find a new tenant for your property.

A fee for protecting the tenant’s deposit may be charged separately to cover our costs.

Commission for Fully Managed and Rent Collection
We charge a monthly commission for the ongoing management of your property, which will depend on the level of service you require.

Renewal Fee for Fully Managed and Rent Collection
If you are happy to renew the tenancy we may charge you a Renewal Fee, payable prior to the tenant signing a new agreement.

Tenant Find Charges
If you simply want us to find a tenant for your property, we will charge you a one off fee. This fee covers all the cost of advertising, finding a tenant, compiling the inventory and drawing up agreements etc.

If you are happy to renew the tenancy we may charge you a Renewal Fee, payable prior to the tenant signing a new agreement.
