Had multiple problems with property rented from this company - not one dealt with in a timely manor or without excessive prompting. Emails and phone calls not responded to. One problem was a broken extractor fan - they replaced the wrong one - instruction to workers must have been provided by Northwood. Toilet constantly flushing - not repaired for weeks, costing us money (as on water meter) and sleep. Hot water tank only heating half way - not repaired and not classed as urgent as we had 'some'...

Angie, thank you for your comments. We take tremendous pride in the service that we deliver and I am sorry you have found cause for complaint. Regarding the extractor fan, this was an error made by our contractor despite being given a clear instruction on his works order. The WC flush was reported on the 4th Jan and repaired on the 17th Jan. This was not an urgent repair and unfortunately after the Christmas closure our contractors do have to deal with a backlog of repairs, particularly failed h ...

We were incredibly disappointed with the service offered by Northwood and their knowledge of the property we rented on multiple occasions during our tenancy. To name a few... We were told the electric and gas were not on a meter when viewing the property but discovered they were upon moving in and that they also had large debts left on them from the property being empty for some time. Laura, Thank you for your comments and I'm sorry that you experienced the issues that you did as a tenant. We welcome all comments, good or bad, to help improve our customer service levels. Regarding the metering, I can confirm that all gas and electric supplies are metered. I think you may be referring to the types of meters installed which are pre-payment rather than credit. Difficult to respond to individually as we cannot identify this person by the initial 'R.' We do try at all times to offer the best customer service levels possible and we pride ourselves on the usual high standards that we achieve. It is very rare to receive a comment of this nature but if our customers are unhappy we will investigate the matter and resolve accordingly. However, if we are unaware of a customers dissatisfaction there is little we can do to rectify it. ...

Had nothing but trouble with Northwood, they were fine during sign up, it\'s once I moved into the property they were hopeless. When I told them about disrepair in the flat they just said "not our problem, we don\'t do repairs". When they were reminded they\'d signed a legal document as well as myself they didn\'t care and just shrugged. Then when I left they rang me to ask if I\'d be in to allow someone to view the flat! We provide a range of management services, from fully managed to rent collection only (where the landlord is responsible for managing and arranging their own repairs). Landlord details and contact telephone numbers are provided on tenant agreements, where we are not responsible for managing and arranging repairs. After an e mail enquiry, a Northwood agent called us to set up a viewing for a property in Liverpool, and also suggested a viewing on a second property straight after. Several calls and e mails passed between Northwood and us to set this up. When we arrived, no one met us us, so we rang the office. Shocking company! All they are intrested in is making as much money as possible out of you. They tried to charge me £30 to renew our contract and when I told them I was leaving they insisted on me giving them 2 months!! Oh and if you want a reference off them they charge £25!! All tenents sign a fee agreement at the start of their tenancy, confirming that they understand and agree to fees that we charge. Our fees are totally transparent and we make every effort to ensure that tenants are clear when they enter into an agreement. The fee we charge for a tenancy renewal is less than £30. We require that tenants give 2 months notice in writing, when they wish to vacate a property, in line with their agreement. This is clear in the agreement that the tenant signs. ...

Complaints Procedure

We have a standard procedure for handling complaints which is as follows:

1. Making a complaint
Each office is independently owned and operated and has a local Director who will be, in part or in whole, an owner of the branch. In the first instance your complaint should be directed in writing to the local Branch Manager. Your complaint will be acknowledged within 3 working days. The branch will conduct a full and thorough investigation and a full written response will be sent within 15 working days.

2. If you remain dissatisfied
If you feel the matter remains unresolved you should write to the Director at the relevant Northwood office explaining why you are unhappy with the response. The Director will conduct a comprehensive review of your complaint and will give a final viewpoint in writing within 10 working days.

3. Independent redress
In the unlikely event that you are still dissatisfied then you may refer the matter to the Property Ombudsman

4. What next?
You will receive written confirmation from the Property Ombudsman that your complaint form has been received. They will write to the branch, enclosing a copy of your complaints form, and request their file and a statement describing their version of events. The matter will be referred to a case officer who will review the complaint together with the response from the branch and make a recommendation to the Ombudsman who will make a final decision which is binding upon the branch in question.
