Me and my husband have rented 7 properties between us and this is by far the worst letting agents we have ever dealt with when moving out of a property. Firstly when they were showing others around the house after we had handed in our notice one agent took me to one side and asked exactly what we were doing to 'tidy up' when we did leave, bearing in mind we had boxes everywhere as we were in the process of moving out and then told us the oven cleaner he had seen in the house would not be good e...

When dealing with the end of tenancy process we strictly follow the guidelines under the Prescribed Information for Deposits which our Tenants sign when they sign the Tenancy Agreement. There are timescales set within this document which are always adhere to. Fees

When you decide to rent a home, you need to budget not just for the monthly rent and household bills, but also the initial costs. Your agent will normally ask you to pay a deposit and an administration charge in addition to the rent. Deposit: The value of the deposit may vary depending on your personal circumstances, but will be equal to at least one month rent. When you find a property that you like, the agent may ask you to pay a reservation fee in order to process your application. The amount of this payment will form part of the total deposit if your application is successful. This payment is non-refundable should you not wish to progress with the application, but will be returned to you in the event the landlord is unable to proceed. When the tenancy starts, you will be asked to pay the balance of the deposit less any reservation fee paid already. This payment must be in cleared funds to enable the tenancy to commence. Administration Charge*: Once your offer is accepted, we ask you to pay an administration charge to cover the costs of referencing and initial checks, and a contribution towards the preparation of the tenancy agreement and inventory. Our charges are: I. Single person: £258.00 inc. VAT II. Couples: £366.00 inc. VAT III. Additional applicant: £108.00 inc. VAT

* This is a non-refundable payment of £200, should you not proceed with the tenancy we reserve the right to retain your reservation fee to meet any reasonable costs or loss of rent whilst the property was withdrawn from the market. This may apply whether you withdraw from the tenancy or are unable to proceed due to adverse references. Other charges: Depending on your personal circumstances and the progression of your tenancy, we may also ask you to pay other fees and charges. If we do, we will explain these to you at the time. Guarantor: If you are a student, are unemployed or on a low income, you will need a guarantor. We will charge a fee of £90.00 inc. VAT for carrying out reference checks on the guarantor. The guarantor will be asked to read your tenancy agreement and sign a guarantor agreement before the tenancy starts. Renewal Charge: Tenancies are normally renewed every six months. Each time you decide to renew the tenancy for a further term, a charge of £48.00 inc. VAT will be made. This amount is payable in advance, and must be received prior to a new contract being signed. Check out: A check out fee may apply depending on the type of property, please check for clarification as this fee may vary. Please note: at times we may accept payment for some of these fees by credit card. Should this be the case, there will be a charge added to reflect the amount that we will have to pay for the transaction. We will always tell you if we have to make any charges when accepting payments.
